In today’s WH Real Estate Transfers there is a listing for what I think is Pinhook, or part of it, (6349 Cedar Place) from Georgetown Aksarben LLC to Georgetown Properties LLC. Is this indicative of anything or just a normal ownership transaction?
6349 Cedar Plaza is the southern building of the 3 Pinhook Flats buildings.
Georgetown Aksarben LLC is listed as inactive
Georgetown Properties LLC is owned by the same company
The other 2 buildings are are owned by Georgetown Properties LLC
It is probably Robert Hancock & Co. just doing paperwork.
I was here recently with the family. I was walking around with a couple of my kids and I noticed how much additional 1st floor retail space there is between the Zone 5 building and HDR HQ. My question to you all is, in light of several things I have read/heard about there being way too much retail space in the American and in Omaha, is Aksarben going to be overbuilt in this aspect? How many more restaurants and boutiques can this development handle? (I guess that's two questions)
Agree AK Village could be reaching the saturation point for retail/restaurant space. Maybe the next major office building built there should skip the ground level retail space altogether. AK village can probably only support so many restaurants and retail establishments. Nothing looks worse than a bunch of empty store fronts, in what’s supposed to be a vibrant urban area. So far I have been happy with the way AK Village has turned out, it has exceeded my initial expectations.

I don't know for sure, but the last time I want down there, it looked like almost every - if not every - available storefront was occupied. I don't spend much time there though, so I don't know how the HDR and zone 5 retail is coming along, but aside from that, I thought everything looked full. If I recall correctly, the HDR Expansion and the two middle lots on the north and south of zone 6 are the only remaining lots that might have retail, and then Aksarben is finished.

The HDR building has quite a few ground floor spaces open.
And unless the Right @ Home building has signed their tenants, the entire ground floor is available.
The final two must have been completed pretty recently though. Last time I went, HDR was still in that immediate-post-completion-pergatory, and Right at Home was still fenced off. I'll give them a good most of the year before I get concerned.
And agree with the others, as long as theres enough residential right around there, I think there will be enough support for the retail. Aksarben has had a pretty good track record.
Are the apts on the north and south side of the HDR parking garage still happening? I saw on Facebook that they have set up sand volleyball courts there. Obviously, those could be removed easily, but I thought the apts would have started by now, especially with how hot the apt market in Omaha is right now.

As far as I know the apartments are still in the works, but they are going to be located on the eastern edge of the site. The lot where the sand volleyball court is, is/was supposed to be a 5 story office building at some point.

They seem to be doing a lot to get some momentum around Inner Rail, I think. Since it was barely open before the pandemic then HDR & BCBS went pretty much remote work I am fairly certain they have been doing that to draw in more people. There is some kind of outdoor bar going in north of HDR. We haven’t quite figured it all out yet but an alcohol license was awarded to Land Yacht LLC & an Airstream trailer has been moved in. A glass enclosed gazebo was erected also.
