So basically 4 floors/month on the slightly conservative side.
It seems that it started slower and has sped up. I suspect they'll maintain this speed through summer, and then it'll slow again in the fall due to height and weather.
Let's say the rest of this year they average 3 floors/month (again conservative), the core will be between 35-40 floors by January 1st.
the garage is progressing much slower for obvious reasons, but hopefully they can start erecting steel by the fall? they are at L4 right now (almost May) and have to get to 12/13 in order to start steel. Is 8 more levels doable in the next 3 months?
i wish they'd put the floor numbers on all sides- on my drive home sometimes, i head east on douglas towards CB and it's hard to count the floors while i'm moving

Throw on the hazards and just stop in the middle of Dodge. Basically pretend your an Uber Eats driver long enough to get your count.

So around 6/28 it should be the third tallest building in Omaha, I think.
If they keep on their current pace, it would be around 23 floors at that time (the 3rd tallest behind Woodmen and First National at that time). Technically First National is 45 stories, so this building, story-wise, is actually going to be shorter at 44 floors.

On the other hand, steel goes up rather quickly, so you don't want them waiting for the core to catch up to it.
