I'm hopeful that they are still saying it will be built instead of not commenting.Applied chairman Steve Menzies conceived the Heartwood redevelopment project that also is to include the company's new operations campus on a 50-acre stretch southwest of 144th and Pacific Streets.
Construction of that operations campus remains largely suspended as Applied officials continue to evaluate the impact of COVID-19 on the building design, Emanuel said last week.
It's been six months since Applied first suspended construction at the site to “protect” workers and suppliers and to reassess the layout. At the time, Emanuel said the pause was expected to last three to six months.
Emanuel said he has "no doubt" the future operations hub will be built. He said some "behind-the-scenes" and off-site construction assembly work is taking place currently.

Not all doom and gloom. A request to increase the buildable commercial SF in the development plan by 1 million square feet and add 763 additional apartment units to the initial plan. Seems they have ideas of building more than the initial plan shot for.

Word on the street is that they are receiving 30 some truckloads of iron soon. Tentative start back up date is June 1st. That's what I was told, hopefully it's correct.

Just read the latest press release ( https://bit.ly/3j3IxHb) and was surprised to see the following: ""Construction will start later in the year on the residential area at the south-western corner of Pacific St. and Applied Parkway. It will consist of 234 single-family residences in duplex and town house home styles." This seems to be referring to the residential district behind Millard North. I thought they were planning single family detached homes for this area. Being right behind Millard North, I would think the highest demand for this location would be from families with kids. Given the fact there is virtually no new construction options for single family detached homes in Millard school district (except out near Gretna), it seems bizarre to me that they would build duplexes here.

The site Brad shows are the big lots that went for like 250k+ for the dirt alone, houses there might push a million bucks. The press release comment must be a typo regarding the location b/c the for sale housing north of Pacific by Millard North is supposed to be on much smaller lots which would fit the townhouse description.

I think we assume families need SFH, but townhomes and duplexes seem to be cheaper to build (hopefully more affordable for buyers), increase density, and are scarce in number in Omaha. I think it's a good move. It's crazy that all those estate lots are called for. Also four builders are attached to the 234 home duplex/townhome portion.

For years they've talked about having a variety of housing options for all demographics, and on their website they have the "Heartwood Oaks" area (East of the Estate Area on the map) that says it will be "cottages, townhouses, and small apartment buildings," and the Heartwood Row area is supposed to have more apartments and condos. That's why it doesn't make sense to me. It now sounds like the only options will be the million dollar estates or townhomes/duplexes/apartments. Why wouldn't they include a middle of the road option for average families in Omaha? Especially when it's located in a highly desirable school district and there are no other new construction options in the area?

Yeah, you're right. They were saying there would be more variety. I am wondering if the change to only duplexes and townhomes is market/demand driven or financially driven? Probably a bit of both. The most recent plans submitted in April to the planning board (referenced in an earlier post) still identified single family detached as possible home style. Maybe there will still be SFH's in the neighborhood. Yeah, but according to the this latest press release it doesn't sound like they are planning more "traditional housing" anymore-just the million dollar mansions and then duplexes/townhomes/apartments. I hope the press release is wrong about this, but after releasing extremely limited info, you would think when they actually do release info it would be accurate. I looked again at the Preliminary Plat approval request from November/December 2020 and the final plat approval from March/April 2021. The one from December includes a Development Plan which definitely include single family detached housing. The plat map/map of the lots on the most recent approval from April looks exactly the same as the previous one, so maybe single family detached housing is still in the plan. Considering the limited info being released, you would think they would get the info correct in the press release. I guess we just have to be patient and wait for more details...

Yes, the whole project has been fluid aside from some key elements like trails, the park and general location of stuff. Regardless, the size and scope of this project is massive and stretches miles.. The 10-20 year to near full completion time frame seems spot on to me.. Very ambitious project for a 1 million, mid major metropolitan area like Omaha..

Omaha's St. Wenceslaus Catholic Church to unveil $30.2 million project

The 60,000-square-foot church now has a sanctuary with seating for 1,400 people, a 2,600-square-foot day chapel with seating for 200 and a 5,000-square-foot new parish office. BCDM, an Omaha architecture firm, designed the new building.
Masses previously had been held in a much smaller space that had seating for 800. That space will become a reception hall and meeting space.
St. Wenceslaus' current capital campaign has raised more than $11.8 million to date, Daub said. The parish has 10,637 registered members.
The project included a new organ donated by a parish member. The organ took five weeks to install and features 3,747 pipes.
The pipes range in size from ones as small as a pen to as long as 32 feet.

Carson Group and Valmont finish new headquarters at Heartwood Preserve

Two new corporate headquarters are now ready for hundreds of employees to move in at west Omaha's Heartwood Preserve campus.
Construction has wrapped up on the first phase of the six-story Carson Group complex near 144th Street and West Dodge Road, said Bart Emanuel of Applied Underwriters, which is the driver and primary owner of the broader 500-acre Heartwood mixed-use project.
He said more than 150 employees have started to move into the Carson facility. JE Dunn Construction has also leased a floor of that building.
The Valmont Industries complex is also done, Emanuel said. The first 100 employees are expected to complete their move-in soon. The new facility is about 50% larger than Valmont's former base and will be occupied by up to 500 people.

I drove some friends, in from out of town recently, around this expansive development..they live in the Dallas-Fort Worth Metroplex, where pretty much everything is done “big”..and they were pretty shocked with the expansive size and scope of Heartwood Reserve- even mentioning this would be a large development by Dallas standards..
That it’s happening in a 1 million population metro like Omaha, makes is just that more impressive..at least to me…

As it relates to wishing it was downtown, we’ll just have to be patient with it. The hope for $500 million Riverfront Redevelopment plan downtown, is that as it progresses through to final completion in 2024, it will attract/spur additional and significant developments for our core. The $101 million dollar Luminarium Science Center/Museum is a perfect example of this…

This total development is basically the same land area as everything north of Leavenworth and west of 10th out to the 480 loop. It is massive and it is also a greenfield which is much more simple to build on. Ignore the thoughts of wanting this downtown, it was never an option.

From an overall land mass perspective, no..a massive Heartwood Preserve type development really isn’t feasible or possible in the downtown core..
But from a development perspective, working with the feasible Riverfront Redevelopment Plan currently underway, the hope is attracting amenities which enhances the vision of a mixed use, walkable/livable 24/7 downtown core.. The plan gives the core a realistically good chance of achieving this- working within the current downtown land area..
Heartwood Preserve downtown is square peg into round hole..but I understand the reasoning for the comment- from an amenities/development standpoint…

It would obviously be nice if all of this was going downtown. But if we want mass transit to be viable in all parts of the city, good, dense, walkable developments like this will be key. To a degree it's almost infill when you consider how much farther west the city is stretching these days. Better to have this on 144th than 204th.

Thanks for the pic. I have been meaning to take one. That is actually the Union Bank & Trust building.
