It doesn't look like it from the rendering, but is the T3 going to have retail on the bottom level? I really hope so as this location seems to be a perfect street for shopping and restaurants with the landing in the middle of the street. If not, I prefer the other location.

No offense but just because you have been desensitized by other views, people with that mindset tend to look at the next bigger skyline as better and then get bored of that and look at a larger skyline. Yeah, I didn't say it wasn't pretty. And you are talking about your personal domicile and its views. Not a tower costing millions of dollars with the sole purpose of looking at a mid size city's skyline. No one(including myself)suggested a multi-million dollar observation tower at the Brickline. I was initially echoing Dr. Fate's comments about Brickline's missed opportunity. In light of that, I was suggesting something more public with a little height on the east side of Heartland...perhaps at most, on the level and height of the former Con Agra Clock "tower". Notice tower is in quotes. With the enthusiasm for Farnam Pier overlooking the gorgeous Muddy Mo, what's wrong with an even less elaborate structure overlooking the Heartland lagoon looking back towards the city? If I am not mistaken, there are future development projects in the HoA area. Can I just ask a basic question? What is the purpose of building exclusively with wood? Is it stronger than steel and concrete? My intuition tells me that is just not true. Then there is the entire matter of susceptibility to burning to ash in a fire.

Mass timber or CLT is graded out to basically the same specs as steel/concrete in terms of load and fire resistance I believe. Uses much les CO2, is supposed to be quicker to build/uses less waste and the interiors with the exposed wood are really attractive spaces.

It’s pretty new tech. Only got added to international building codes in the last decade or so.

Cross laminated timber or CLT, a main component of this construction type, wasn't invented for lack of a better word until the 80s or 90s, and building codes were slow to allow it. Now that it is being proven out and a more robust supply chain has developed it will become even more prevalent.

The sign is up for the first new restaurant in the Mercantile- Memoir (new American cuisine). No opening date so far but they’re hiring for a chef de quisine.

They're expanding public access a bit on the south side of the building. They've moved the gates about half-way down. So now you can walk clear around the west half of the development.

Thanks for posting. So, $750 million is the new price tag? We already know 1 or 2 t3 office buildings are planned. From this week's Grow Omaha newsletter:
Flagship Restaurant Group has announced the names of three restaurants it will open in The Mercantile, a 20-acre development at 10th & Harney Street. Memoir is an American grill and bar scheduled to open in July. Two other restaurants will open about a year from now: Cham Pang, a duckpin bowling entertainment venue, and Ghost Donkey, described as an “experience-driven bar that will offer a huge mezcal list – a distilled alcoholic beverage made from any type of maguey – and nachos.”

Wow! I love the colors and contrast between sunlit surfaces and shadows. The detailing of the building elements looks awsome.
