14th & M Parking Garage

City to build parking garage on Sharp Building block
The city garage would contain around 700 to 900 parking stalls, with commercial retail or office space at the street level, according to a contract with Walker Consultants for the $65,500 feasibility study.
The city would use revenue bonds for construction. An 800-space garage, with first-floor retail, would cost an estimated $25 million, according to Wayne Mixdorf, the city's parking manager. 
The state is also considering building a parking garage between 17th and 18th, L and K streets, where it is putting in a well field for a Capitol heating and cooling system.

Lincoln does a nice job of activating their parking garages on the street level.

Is this the same Argent behind the River's Edge Moselle project? I have tried to keep up with that reading CB City Council notes, but haven't seen an update since November when a construction date was announced for the one tower they are planning there.

This project looks ambitious, though we have seen with the Lied Tower project, Lincoln can pull this off.

For those keeping track at home, this would now be three projects either proposed or under construction in DT Lincoln of roughly 150' height or greater (this one; Lied Place; apartment proposal for Journal Star offices at 10th and P).

DSM used to be Omaha's rival when it came to building towers/high rises, now we have to deal with Lincoln too! I would think this one is over 200 like lied tower.

I hope so! I think it would at least be taller than the Sharp building. Great spot for another high rise in Lincoln.

Can't see it being over 200 but with the parking built in, who knows. I am guessing about 170'

I think any proposal, highrise or other, which is not currently underway (under construction), is an optimistic gesture at best..

I’d love to see them all come to fruition. The Lanoha tower proposal for the old UP site in downtown Omaha is a pipe dream right now. Our neighbors 120 miles to the east in Iowa have had 2 highrise proposals which have been around for nearly 4 years. No steel has been placed in the ground for these buildings to date. So both of those, which were 50/50 at best before, are also pipe-dreams right now due to the Pandemic..

We’ll see what the future holds...

According to Skyscraper.com and Emporis, a 400'+ residential tower is being built in Des Moines right now.

I used to be an editor on that site years ago. That information is not accurate. It’s a proposal and not under construction. Apparently no one there has updated this with accurate info..

But it is what it is, lol...

If a city gets enough of these “proposals”, some may eventually get built . I believe the two highrises planned in Des Moines are delayed and one of them might be canceled. Likewise Lincoln is starting to get more proposals for highrises recently , maybe even more than Omaha has gotten in the past few years. And I would suspect some, but not all of these proposals in Lincoln will get built. We are already seeing this with the Lincoln highrise currently being built into the side of a parking garage. The Lanoha tower is the only highrise proposal I can think of for Omaha right now, while Lincoln has at least three and Des Moines two. Omaha needs more downtown highrise proposals. While most will not get built, some might.

If you broaden the definition of 'high-rise', Omaha's downtown has had a few proposals/projects over that last 5 years or so. If we follow Emporis standards, a high rise is anything between 35-100m in architectural height, or 12 floors and above. Using that metric, the last completed 'high-rise' project in downtown was the Capitol District hotel and apartments. In terms of proposals, the cancelled HDR HQ would have been a 'high-rise,' Lanoha, of course, and the previous design for the justice center (was 12 stories, now planned for 8). There is also the predevelopment project, the Regent (19 floors), and the River's Edge condo/apartment project, which is down to a single tower, but is planned with a couple levels of parking and 13 floors of residential. Also, the Kiewit HQ might get close of the 35m minimum, but it would be a stretch. Only a few would be 200+ feet, but there have been proposals, most just haven't gone through (yet).

I forgot about HDR downtown I think it was to be about 16 floors. That was a huge loss for downtown but I’m glad they ended up at AK village and their new building is very nice. The new downtown Marriott definitely qualifies as a highrise and is another great looking building, but was announced over 5 years ago. The Capitol district Apartments are 11 floors and also are a nice addition. Besides the Capitol district hotel and apartments and Hyatt Place in the Old Market I believe that’s it for Highrises built DT in the past 10 years. The new Kiewit building in north downtown is maybe 8 floors including mechanical. This would make it more a mid-rise.

I’m not counting Rivers Edge because it’s in Council Bluffs. And the new Justice center was only 10 floors when the proposal was announced. but now is 7 or 8 floors if it ever gets built. It will soon be 2 years since it was announced in June of 2018.
