They are rezoning to the new TOD zoning implemented along with ORBT so it is at least partially b/c of that. The old zoning code might not have let them build this dense on the site.

4 stories 1 block off of 72nd might actually make a big difference!

These are going to be pretty big townhouses at 2600 sq. ft., not including the nearly 800 sq. ft. garage. Wow, the price on these have to be at close to $500k. I would guess the combination of Crossroads helped prompt this project and ORBT/TOD helped the owner get the desire design and scale.

Just a short walk from the ORBT bus stop at 72nd and Dodge streets, developers have a vision for a lot that's been empty for years.

The four townhomes proposed at 71st and Douglas are the latest transit-oriented development project to go before the city, aimed at bringing density and walkability to areas around the ORBT bus line.

"It is a unique piece of property, but it's not unique in the sense that I think, as our city grows and as the housing market is really, really intense right now, we're going to see a lot more projects like this," said Brent Beller, attorney for the developer.

The lot sits between commercial buildings and long-standing, single-family homes. Some who live next door wonder what the plans mean for their properties.

"We would like to see something happen there. But we really don't know what we're going to get once this approval is given. So we wanted to raise the concerns because I do intend to live out my life in this particular residence," Craig Rotermund said.

Beller said the developer is committed to keeping mature trees that line the lot.

He added the four-story townhomes will face north, built to maintain privacy between their rooftop decks and neighbors' yards.

I assume that it's still happening but it seems like the sign has been up for quite some time now with no activity. It is a funky little area where it's going. I grew up on 68th between Howard and Leavenworth. I've always wondered the life expectancy of that giant wall that separates the area from the neighborhood. It's been there for decades.

I saw the listings too. They look good. I'm a little shocked at $800k though. Blackstone has had a few line this that are slightly cheaper (600-780) and those areas make more sense for the price to me. But if Crossroads ever gets done... It could become an even hotter area.

Drove by expecting to see something happening. There is a sign saying build to suit up to 3 bedrooms, 3 garages, and rooftop bar. I am taking that means limited interest.

Right now, anything above $350k is mostly dead in the water, unless it's really nice. Anything below is iffy depending on location and price. If the Agent/Seller is being greedy and pricing it over then it might sit on the market for a while, then it turns into, "what's wrong with it" even if nothing is wrong with it. If you are priced well, then you might get 1 or 2 offers. Some properties if priced really well and it's a nice property are still seeing 3 offers.

Right now, I don't see anyone wanting to pay $800k for one of these on 71st! Not the right time.

Glancing at Refin's numbers, Omaha is still crazy hot and not much has changed YoY. Prices are still up, interest rates are still low.

Corporations and businesses around the site are depending on Lockwood Development's success. Crossroads201 townhome developer and agent Michael Maley says he still hasn't sold any townhomes to be built southeast of 72nd and Dodge.

"I love my project, but without a major draw in the area, I won't take the risk to do it," Maley said.

I thought 72nd and Dodge was the soul of Omaha.

I think the biggest issue for these, is that they have to compete with the newer townhouses in in Blackstone, Dundee, and even SoMa near the old market.

These push right to the western edge of the more urban Omaha, and the Crossroads isn't going to fix that. IF they want to bring in the prices of the real heart of Omaha, that entire intersection needs major, major work.

I think it's a good location, but not as good as say Blackstone where you can get comparable units for the same price... Or less.

Is having a gas station really that big of a problem compared to how bad the road is there?

It was my hope that the new library would help drag up the standards of the area. That area sucks, but the library could have been the first step to making significant improvement. A gas station isn't exactly what I had in mind, and doesn't leave me hopeful.

It was always pretty obvious IMO that this area wasn't going to get better. The Central Library should have stayed in the core.

But aside from that, the Crossroads project adds good density, but doesn't have a good design, and adding turning lanes for the project was a bad sign.

The carwash that they wanted to put on 72nd was another bad sign.

I'd love to see better here, and the bar is low. But this isn't a downgrade by any stretch, just more of the same terrible design that was already there.
