Block 38 apartments (38th Ave & Dodge St)

Does anyone have information on the demolition of these homes? There was a post on Next Door that was removed without explanation.
The post stated that the three homes south of Dodge on S 38th Ave would be demolished soon. I believe this includes the small mid-century office building facing Dodge behind the corner home on S 38th.

Appears to be this: A $22 million apartment building to rise at corner of Dodge and 38th Avenue

A 131-unit apartment building — with a coffee shop and some office space — is poised to rise southeast of Dodge Street and 38th Avenue.

Looks pretty good. Definitely a fan of all the bits of density ORBT is helping along. Yet another reason to get rail service in the corridor

Too bad there's not a station anywhere near there. 42nd street to go west isn't too bad, but if you want to go east, 42nd is also the nearest stop, or walk all the way to 33rd. Might as well walk the whole way.

I like the idea, but in practice, these projects always turn out to be uninspired, bland, overpriced boxes that all look the same. Sorry, I don't know how anybody could say this "looks pretty good".

I'm all for density but it does kind of suck they have to tear down those 3 homes to make this happen. They look pretty nice.

It is a bummer that they are knocking down some decent looking buildings, and missing middle housing at that. The density increase is nice, it's not just studios (reportedly up to 2 beds), and it does appear they will be utilizing the parking requirement reductions under the TOD zoning option (article reports 130 parking spaces, so a barely less than 1:1 ratio). Hopefully they have additional bike parking infrastructure in the parking garage in addition to the bike parking showing in front of the building. I also like the incorporation of some retail and office, so it is a true mixed use building. While I am not loving the design (it looks like every other big box apartment building constructed in the last decade), at least there are balconies and some attempt to break up that otherwise flat facade.

I agree that it's a shame those homes are going to be demolished, but I support the development overall. This is a fools hope, but I hope that the new development can incorporate trees into the new building to make up for those that are being removed.

It's up for city council. Plans are largely the same, but parking is at a clean 1:1 ratio (130 units, 130 parking spaces). Prices will range from $825 to $1700, with $1100 being for the average one bedroom (this is market rate for new apartments, from what I've seen). One thing I didn't notice before, but the application states about 10% will be low income units. I am not sure what prompted this, but it's nice to see that happening in this type of market rate development.

Forgot about this one. Feels like a really strong multifamily pipeline for the east side of town when most reports nationally are expecting a major construction slowdown.

The streetcar and lower interest rates over the next few years will hopefully unleash a boom.
