Anyone catch this horse manure on KETV tonight?

Three years ago, it didn’t exist here. Today, an Ohio company is one of Omaha’s biggest landlords.

Is it alarming that an out of area investor is purchasing so many rental homes? Certainly.
Could the purchaser of the rental home have done a better job of communicating the sale to the renter? Absolutely.
Is it unusual that after waiting until the rent due date the landlord issues a 7-day notice to pay or quit? Certainly not, It’s the law and it is required if the property owner ever wants to get payment or possession.

Should the landlord or property owner forgo the notice process because the occupant gave the owner a phone call? No, not if they want to get paid and have a day in court in the event payment is not made. If there is a management agreement in place and someone is handling things for the owner, its not unkind, it is the job and to disregard the notice would be a breach of duty to the property owner.

Should a seller “only sell to locals” as stated in the footage? Well, while it is a feel-good suggestion it is a red flag to a real estate sales agent. It raises a big red flag as far as far as fair housing and equal opportunity housing issues are concerned. Most transactions are presented as "this offer" or "that offer". Offers should never be presented to a seller as "the buyer from Omaha" or "the buyer from XYZ".

Most sellers couldn’t care less who the buyer is, nor should they, it is a transaction. It is not a transaction that should be based on the location of the buyer. It shouldn't matter if the buyer is from across the river, from the other side of the tracks, or from another state. That's the law and its intent is to give every purchaser a seat at the table.

This is happening in lots of areas. I know down here lots of houses are being bought up by investor - thousands of dollars over asking and cash offers.

It would be one thing if they were easy to work with, but this company sounds like jerks in the story I watched.
