Ajax at Aksarben Village (7101 Mercy Road)

There is a rezoning request for this property. 200 unit 4 story apartment building with [drum roll] 3-4 story 300 stall parking garage. This has to an expensive endeavor. Also, another example of why parking focused and carcentric development is a terrible use of land. Maybe someone can inform me, but would building the residential units on top of garage using CFS be much more expensive than this layout?

7101 Marcy Road? Is this just north of Pacific where there is currently an apartment complex?

Or Mercy Road, where that old office building is?

It isn't a wrap, but the garage at the back of the parcel and will basically be right behind the Think building. All the units are toward Mercy.

I love that they built a storm shelter in the basement. A lack of basements in apartment buildings always makes me nervous, because you never know when the next big tornado will happen.

The garage is at the back of the lot. So the problem is a that there is a parking garage. The pros, it could be ripe for redevelopment when our transit game is better. And the spot count is below one per bedroom so that's good.

The great news: Some 3 bed apartments!

Wish we could get more height. There's a 15-ish story building cattycorner from here. Quite a bit of walkable/scooter stuff from here, make it more dense. Additionally, eventually people should start demanding more amenities in these apartment developments, but whatever. This one is too small to have additional amenities.

Oh well, at least we get more residential.

My very first job was working weekends cleaning a contact lens manufacturing office in the building that now sits on that site. The company was owned by my then next door neighbor. Just a bit of trivia.

All new apartment complexes are required to have storm shelters. I don't remember all the details now, but they need to be within so many feet of every unit (something like 300 or 400 feet). There needs to be an handicapped accessible route from the accessible units to the storm shelter. I believe some jurisdictions around here even require a restroom in the storm shelter. For storm shelters, I have seen them build reinforced rooms in buildings, reinforced clubhouses, basements in some buildings the the whole complex has access too, free standing reinforced storms shelters, and I believe on 1 story buildings, they can ever reinforce and interior room in each unit.

Thanks guys. Rendering would not have happened the streetlight… lol. Perfect time of the day for the photo as far as lighting and then add the nice clouds we had that evening.
