The Omaha, Nebraska, MSA offers a mix of strengths, including positive job growth thanks in large part to robust economic development activities, a lower unemployment rate versus the overall U.S., a reduced cost of living compared with many large metro areas and a practical process to encourage new housing developments at a lesser risk to homebuilders.
"We have something for anyone, including urban vibrancy, great suburban neighborhoods, historic neighborhoods with character and family dynamics and tranquil spaces as well," says Alec Gorynski, senior vice president of economic development for the Greater Omaha Chamber of Commerce. With the region just crossing over the one million population threshold and jobs growing at a healthy clip, Gorynski is not surprised by Omaha's top ranking.

Grow Omaha mentioned this in their show last weekend. Omaha made the #1 spot in the hottest U.S. housing markets!

Yes. This is HUGE news..and it follows suit with the growth in the Omaha metro passing the 1 million mark last July 2024..Using logical growth estimates, I’d project the Omaha metro to land somewhere in the 1,050,000 to 1,070,000 mark (likely closer to the ladder) by the official 2030 Census..
The growth is noticeable. This housing Market #1 ranking further substantiates that visible fact…
That’s really big news for Omaha, and more great exposure for city. You still have a chance to be a homeowner here, it’s not out of reach like it is on the coasts.
Much like AccuRate for local TV weather, and JD Power for many things, it wouldn't surprise me if US News is pay-to-play.
I'm not saying that in reality, Omaha ranks below East Saint Louis, but I do believe that if you pay a consultant enough, they'll come up with a metric favorable to you.
