Site Characteristics:
The subject site comprises 147 acres of unplatted land southwest of Bennington Road and Blair High Road. The property is developed with a single-family residence, various outbuildings and has historically been used for agricultural purposes. The land consists of rolling hills with its eastern boundary running along Thomas Creek.
Development Proposal:
This request was previously laid over by the Planning Board at their regular meeting on November 1, 2023 to allow for NDOT to give approval of an acceptable intersection design at 120th Street and Highway 36. The applicant indicates NDOT has set a bid date for highway improvements for December 2025 with construction to follow in 2026. It’s expected that mass grading and sewer construction can be completed concurrently with the highway improvements and street paving will follow shortly after.
