New Smithfield plant in Sioux Falls

Pretty big news up in Sioux Falls. Smithfield is leaving their current 117 year old facility and going to build a new 1.3 billion dollar, 1.4 million square foot, state of the art production facility on 200 acres in northwest Sioux Falls. With a 50 million dollar gift from Denny Sanford, the current 120 acre site will become city owned and be redeveloped.

This is land adjacent (to the north) of downtown. Kind of sandwiches the falls themselves between this parcel and the main part of downtown. Really good land to redevelop.

Will be a very large blank slate for them. Will take some time to tear down and I assume clean up the dirt but will be a huge development opportunity for the city.

Also downtown and especially the falls frankly smell awful. I haven't been up there in a couple years and apparently they got rid of some of the smell, but this will still be a QOL upgrade getting that out of town even if that doesn't develop in a while.

As great as this is for Sioux Falls it seems like it would have been better for Sioux Falls itself if Smithfield would have built the new plant right outside city limits, opening up their old location for residential or a mixed use development.

They are building NW of town by I29/I90 interchange. Denny Sanford is donating $50 million toward the redevelopment of the existing plant into an extension of downtown.
