Housing development in S. Omaha set to get OK

A California-based nonprofit builder is proposing a new affordable housing development of 19 single-family houses, eight duplexes and a manager's residence southwest of 30th and W Streets in south Omaha.

Opportunity Builders of Salinas, Calif., is expected to take its proposal for the 36-unit Village at Omaha to the Omaha Planning Board Wednesday.

The development also would include a community center with a large meeting room, kitchen and computer center. The manager's residence would be connected to the community center. There also would be a children's outdoor recreation area.

The houses and duplexes would all be rentals, at least initially, under the terms of the tax credits expected to provide $4.65 million of the development's $7.1 million cost.

But they could eventually be sold to qualified buyers.

The houses and duplexes would be affordable to families with incomes between 40 and 50 percent of the median income for the Omaha area.

The proposal seeks $400,000 in tax increment financing from the city. The Omaha Planning Department is recommending approval.

The development would be built on vacant land by 30th and 31st Streets, from W to Y Streets.
