Shadow Ridge Golf Course Rezoning Proposal opposed by Ridges homeowners

Post by JayJay5 »

I am a homeowner living in The Ridges, opposed to the current rezoning proposal of Shadow Ridge golf course land into 29 residential lots.
I'm not a member of the SRCC, and I'm wondering how much information was given to the members about this rezoning proposal and development on course property.

Were they aware of the course changes?
If the members live outside of the Ridges, are they aware of the opposition in the Ridges neighborhood to the rezoning?
Were the members ever surveyed on their wishes?
Were the members ever asked to help fund a capital campaign, like Champions Golf course has done?

Does anyone know of any other golf course in Omaha that has resorted to selling off parcels of the golf course to fund renovations?

I really would appreciate your feedback, or any information you can provide.
Link below is an interview I did about this neighborhood issue.

Unless there is some type of zoning restriction or overlay district restriction in place, or flood-way easements, there is most likely nothing to stop private land from eventually being developed, unfortunately.

Nobody is guaranteed to always have a nice view from their property indefinitely, without some sort of easement.
If your purchase agreement guaranteed such a view as part of the agreement, you might have some leverage.

I believe there has been talk in the past about Miracle Hills golf course, southeast of 120th & Blondo eventually being developed into something else. Lakeside Golf Course was replaced with the Ralston Arena, for another example.
He said "They are some big, ugly red brick buildings"
...and then they were gone.

Don't forget the 9 hole course at 78th & West Center which is now Resurrection Cemetery. At least the neighbors are quiet

Thanks for the insights. Thankfully our neighborhood has strong HOA covenants that would help us, and the Skyline lawsuit is in our favor.

I was just wondering about the perspective of SRCC members that don’t live in the Ridges neighborhood where the course is located. I was hoping some of those members would be on this forum and could provide their insight or perspective.

Thanks again everyone!

Here is the planning doc for this rezone. It is in front of the city council next week.

That golf course was a temporary use of land the church had always planned on using for a cemetery. Golfers were POd at the time, but had no case as the owner (the Archdiocese) had always had it zoned for a graveyard and simply leased the land for the temporary golf course.
