This is one of the most exciting aspects of this district; the developers are utilizing surface parking for a higher value use. I am looking forward to the renderings. This is definitely a significant looking development which could spur additional amenity development in the DT core. The more people move into downtown, the more those service needs arise.. As I stated a couple months back- Think full service grocery store etc etc...

There are several things I love about these renderings. Foremost, no more surface parking! Relatedly, any garage parking is hidden. Cool courtyard that cuts through the block. Lastly, I love the park and plaza they have incorporated. I am really impressed! I hope this gets built up fast and I hope it prompts further investment. The Flatiron district can be a really interesting residential district with nice older buildings anchoring the district and a lot of surface parking lots to develop.

$3.5 million TIF request for 120-124 units. 76 will be set aside for below median income tenants as this project includes LIHTC funding. Also includes a 20k sf "high end commercial space and no on site parking, 80 off site stalls.

I agree, that was a pleasant surprise. Also, 20,000 sq. ft. of commercial/retail is a lot. So, parking is leased from the garage attached to the Redfield? In the renderings posted on the Grow Omaha Twitter, that building is eyed for redevelopment as well. Again, this is one of my favorite projects right now. I like the current renderings, the pocket park and courtyard. I love what it is bringing to the Flatiron district.

This is one of the most exciting developments in the city right now IMO. It’s exactly the type of smaller-mid scale infill projects that consider equity that Omaha will need to catch up to other cities around the country.

I agree with the excitement factor with this, and other potential developments within the downtown core..especially what can spring up as a compliment to the Riverfront Redevelopment Plan..

The grandiose tile flooring was saved.
There's a vintage car on display; a nod to the lobby's past as a Buick showroom.
Elevator shafts have been turned conference rooms.
"We have just a great historic space, so let it do most of the work and then just kind of add little touches here and there," said Neeraj Agarwal, a developer on the project.
On the second and third floors of the Redfield, history and progress combine, to create the MODUS co-working space.
Desks at MODUS rent for $20 a day and conference rooms for $10 an hour. Membership is not required to reserve the conference spaces.
The goal: providing flexible, affordable workspace, aimed at minority and women-owned businesses.
"Really the focus is on empowering and facilitating the success of these minority and women-owned businesses that have just been overlooked for too long," Agarwal said.
Agarwal is both a developer with Omaha company Clarity and also the founder and CEO of MODUS.
The newly refurbished Redfield building is the first piece of a much larger plan that will bring around $100 million in investment within blocks of Omaha's city hall.

Eventually, seven properties will be transformed, with expected completion by 2024. They include a mix of historic rehabilitation and ground-up construction, converting parking lots into multi-level buildings.

But a neighborhood grocery, 300 apartments, "food truck style restaurants". It sounds like great plans!

Kind of a weird title with the 'there should be activity' line pulled out of context. Anywho, here is the context -

I'm 95% sure that's the wrong corner. That's pretty ugly. I like the attempt on the end of the building, but the rest of it is grossly uninspiring.
Edit, scratch that. That is an existing building.

That's the correct block. Louie is correct, you'd want 19th and Howard facing southeast for that rendering. But correct block.

I came across this website that is saying this project should start construction in August 2023. This project has been taking its sweet time but good to know it’s still in the works.

The company, True Purpose, has an interesting background and good starting story in Omaha. Hopefully they can continue to grow here in Omaha. The couple projects they have listed on their website now seem great for the city!
