Legacy Crossing Apartments (NEC 108TH & Fort Street)

Legacy Crossing Apartments 408 units (originally known as Candletree) will be getting a $28.4 million makeover soon. Built in in 1972 & 1973 the apartments are larger on average than most newer units. That’s it I am officially old since I can recall when these were nearly new. Source

Apparently they are forcing people out of these apartments today for severe code violations. Press Conference coming up at 1pm today.

I also remember when they were new. I knew someone who lived there in the mid 70’s. They were built as an ‘upscale’ apartment community, but at the time, this was considered ‘way out there’, and they had a hard time renting them out; too expensive and too far away. The developer’s response was to lower the rents to attract more people, so you had a situation where you could get a luxury apartment for a song. The apartments were huge. Young people flocked to them and it became party central. Great time to be alive and in your 20’s.

Residents at Omaha apartment complex forced to relocate Monday morning


Residents at an Omaha apartment complex were notified Monday morning that they were being relocated, according to the city. The city of Omaha said Legacy Crossing has widespread and severe fire and housing code violations. Mayor Jean Stothert, fire Chief Dan Olsen, planning Director Dave Fanslau, city Attorney Matt Kuhse and agencies assisting the residents detailed the violations on Monday. "Six days before Christmas makes this a very difficult decision, but we must be proactive. The residents deserve safe housing, and we must act now to prevent tragedy," Stothert said.

Severe code violations displace Omaha apartment complex residents

Monday morning, residents of an Omaha apartment complex were notified they were being relocated due to the entire complex being shut down by the city. The apartment complex is called Legacy Crossing, which is near 105th and Fort St. It's estimated that 165 total households live at the complex.

City condemns Legacy Crossing Apartments, residents scrambling

The week before Christmas folks should be thinking about things like travel plans for the holidays and last-minute gift shopping. But that isn’t the case for the former residents of Legacy Crossing Apartments. “I was at work and a neighbor of mine called and asked are you home? I said no and they said the fire marshalls came and we have to be out at 5 p.m. today. I'm like what?,” said Taylor Gresham, a former resident at Legacy Crossing who had lived there for three years. On Monday the city announced that it was condemning Legacy Crossing.

Here's the other option. Continue living in a roach infested apt that has no working smoke or CO detectors, widespread fire, health and safety violations, no heat, collapsing ceilings, raw sewage issues, black mold as well as electrical wiring hazards. Heartland Family Services was on scene to help with finding other apartments in NW Omaha at comparable rent prices. Others were housed in hotels temporarily. With it being the holidays is irrelevant, but no, we should make the residents wait until it's a bit warmer and after the holidays. Fa la la la la, la la la la.

I've seen this apartment complex, it's a pretty big complex. They always looked a little rundown from what I recall.

This whole eviction scenario smells to high-heaven. I don’t know what agency of the city is responsible for oversight when it comes to code compliance, but someone dropped the ball, big time. Why didn’t the city act when things began to go South? How often are these places inspected? Were they cited for violations in the past? If so, why was there no follow-up? Do the slum lords that own this place have some kind of “special exemption?” This disaster needs to be investigated by an independent party. This isn’t the first time this has happened in Omaha. I’m sure if this happened at a Broadmore property, there would be law suits right and left.

For a person who admits they know absolutely nothing about the process involved with apartment inspections, you sure are quick to come to conclusions on how the process evolved and make snap judgments on government operations. I would hope before you comment further on this thread, you go and read the posts about the circumstances involving the Yale Park Apartments. After you do so, you might come back to this thread with at least a shred of understanding on how things work.

You’re right. I was being judgmental as heck. I’ll own that. But I’m also standing by what I’ve said.

It may be that they’ll end up in a better place, but I still think this train wreck needs to be investigated. It should never have come to this. I still think that questions I posed need to be answered. How did the powers that be let this complex deteriorate to the point that the people living there were given a few days notice to move? I want to know how this whole thing evolved; the code compliance enforcement procedures; who did or didn’t do their job(s). I think Omaha’s tenant community needs to know.

Excuse me? I'll do that if you agree to stand there and guard the place in the event a fire starts, if you're so into boo-hooing about Christmas. There's organizations involved that do PRECISELY this.

I drive 108th frequently. From just that view the complex is in disrepair. Always a pile of junk by the dumpster. Missing siding.

Google Street views will show more. Broken garages, more dumped furniture throughout the complex.

Families load everything into U-Hauls outside Legacy Crossing Apartments in the frigid temps Tuesday because they don't really have a choice.

Seems like some misdirected anger at the city for having to evict due to unsafe conditions, instead of the owner of the building. Who is the owner/slum landlord of this building that allowed things to get so bad?

I think the city absolutely deserves some hate here. With some caveats. And not all of the hate and anger by any means.

This is obviously the apartment owners and managements fault. But something is wrong with the city's inspection process if nothing is happening with such a run down place before dozens are same day evicted. Surely the conditions that led to this had been building for years, so where were the actions that could have made this happen smoother?

Caveats: Maybe it will come out that the city has been trying to get these issues sorted for a while. In which case, maybe there is still more we (the city) could do better. Block new leases until things are fixed, go door to door warning that evictions might be possible if things aren't fixed.

Or at worst, a process to make this easier for the residents. The city rents movers and trucks for everyone and places the balance on a lien against the property. This is for example my favorite time to leave the country. I would have been so screwed if I got a call in Japan or Amsterdam that I was evicted and had until 5pm to move my stuff.

That's sort of in no way valid. I've known tons of renters (myself for a long time) who rented so that travel is easier. Sacrifice the stuff you don't care much about like cable, house repairs, etc. and put that money to travel. Travel doesn't have to be that expensive either.

I tried to find what their rates were, and can't find them. But at a glance, they look like semi-average west O apartments. Some of the reviews say they weren't allowed to tour the property until after the lease was signed. Huge red flag.

But also, none of this matters in the grand scheme of things. It shouldn't have happened. The city should have better processes so that people aren't given 1 days notice.

They mentioned the rates during the press conference. I want to say they started around $800 and went up to around $1300 depending on the unit. The also mentioned that only 8 of the 150 or so occupied units were receiving rental assistance from the city.

I'll start by saying I'm not familiar with occupancy rates among other complexes, but 44% seems low. Another red flag.

I'll start by saying I'm not familiar with occupancy rates among other complexes, but 44% seems low. Another red flag.

Just anecdotal, but all NW Omaha apartments in my experience have been really sh1tty.

Pretty disappointing that the reporter kept referring to Dave Pantos as "Planos". The reporter repeatedly mispronounced his name and the crawl at the bottom of the screen had his name misspelled. How could they have not noticed the error? In the bottom left corner of the screen, his name is right there for everyone to see from the Zoom meeting! Plus, he ran against Don Kleine for county attorney less than 2 months ago.

The local media is garbage. 3, 6 and 7 are bad, 42 is terrible, and the World Herald is worthless. If it doesn't come from the Nebraska Examiner or Flatwater Free Press, its not worth your time.

The graveyard shift cashier at Doctor John's has more integrity--and common sense--than the 'jOuRnAlIsTs' in local media.
