Wags development sketches

Hey guys, I had though about bringing these sketches with me to the forum meet but thought youd all think I was totally crazy instead of only half, lol. Now that some of us have met, what the heck.

My idea for the Swanson/Pinnacle has a set shape for the buildings. This is because I belive it goes hand in hand with my proposed GLM 11th St ped bridge. For those who don't recall.



Picture that without ugly brown sidewalls and with some old school lighting across it. I also think a half circle seating area looking west half way across would be awsome too. For those crazy enough to get married, good proposal spot.

Anyways, back to the Swanson site. Working with the shape of the lot, and making 11th into a ped corridor, I think that 3 triangle shaped buildings would be really cool here.



People could either go NE on the diagonal to the Qwest or go NW to 12th, going into the heart of the NDT area. Shops and entertainment at ground level on all buildings. Apartments and maybe some office in the smaller buildings, the main building being whatever mix of apartments, hotel, condos.

Back to anchoring 11th, the second sketch is for this eyesore of an empty block seen here.



Tower on this corner.


Heres the sketch, looking NW.



Again, ground level retail, entertainment, maybe a 12 screen moviehouse. Hotel/Condo anchor tower. Hyatt, Marriot, whatever upscale hotel. 3 rows of rowhouses on top of parking garage on west half. Think Soma starting at the 7-10th floor.

This has notta to do with 11th street but sketched this for the old UP site.



Again, shops at ground level in parking ramp for complex. Back to back built rowhouses on top of parking garage. Primarily condo tower for anchor. I like the idea of the tower being angled from the block.

Well that about wraps that up. Any developers or powers that be lurking out there, I'll be glad to get paid to help with these. Besides me being bonkers, what do you guys think?

And I thought I was the only onw who did things like that. Those are really cool Josh. I like the triple tower design better than the twin idea thrown around here. Yeah if anyone important is looking here, look noe further than this. Oh and Josh, since I'm the King of the Height Obsessed how tall would these be? ;)

I have hundreds of pencilled designs for Omaha laying around. Some of them are as ambitious as the1wags, some are small, but most are more ambitious. I'm not knocking your designs, which are quite good. I like the roof slope on your Hyatt the most.

If anyone can do professional-looking renderings, I'd like to get in touch. I am making a packet of my designs to send to the City Council, Mayor's Office, and Omaha By Design.

Thanks DTO, Im thinking that the UP site one would be about what the KC developers are thinking around 30 stories hopefully. As far as the Swanson site, I guessed the center tower would be about as tall as the new UP building, so what, 315 ft? Then the two flanking buildings about 2/3 rds of tall, so approx. 200ft. As far as the hotel/condo tower at 11th and Capitol, go big or go home. 400+ Heres a link to that Vancouver building is was talking about on Saturday, seems to be a good goal.

Yeah POTUS, Id like for the powers that be get a look at this and see what they thought too. I just sketched these out, but if I had more time I'd redo these a bit nicer. I took a year of drafting before switching to electronics, I need to find my drafting tools and see if I remember how to use em. You should post up some of your ideas too guys, maybe this can be the forums development sketch thread. Developers can look here for all the good ideas.

Those are great sketches Wags! Now get to work and make them a reality. I have drawn up several plans for fun too. Though I think yours are better, and more detailed.

What I like about wags drawingsa are that they approach development from a more solid standpoint. When I lived in Baltimore, I saw a number of new office buildings downtown built with the parking structure inside, much like the One First National. Here, there seems to be a tremd to do parking structures seperate, which wastes city blocks, or portions thereof, with a parking specific structure. In some of the Baltimore towers, the only way you knew some floors were dedicated to parking was that the lower floors had more narrow windows. Imagine the UP building with multiple levels of parking, with the tower on top, instead of this mindset that parking must be seperate, with underground tunnels to connect the offices to the offices.
