The North Downtown project will be a five story mixed use building in the Millwork Commons district located
on the east side of 12th Street, extending from Nicholas to Izard Streets. It will contain 78 market
rate apartment units and about 12,429 square feet of first floor commercial space divided into six
bays. A portion of the first floor will be an open air passage aligning with the platted alleyway,
which will then connect with a pedestrian oriented passage that will extend through the
neighboring Dizzy Mule redevelopment and connect with the HotShops location.

That is great for that area. I really like the walkthrough to tie into the Dizzy Mule across the street. Hopefully the historic building next door will get renovated sometime in the near future as well.

Nice. Good to see another project in Millwork progressing. I like that even with a couple developers working in the overall project, they are working together to make it a more cohesive neighborhood. Really hoping for some for sale units in the next phase to help create more long term residents.

Really like the look of this. Also looks like no dedicated parking in this structure, but they are going to get 120 stalls in a garage next door to the north. I would assume that would break ground fairly soon too as Millwork is building up. The Dizzy Mule project right across the street is mostly topped out and looks great, I would assume they utilize part of the garage with the rest for public use.

Nicholas Apartments (12th & Nicholas)
The construction and expansion of housing options in North Omaha continue to grow
North Omaha is growing from dirt lots and old warehouses to a popular living place. Another project is on the way to North Omaha; the plan for a new project site was approved last week by the Omaha Planning Committee. Next week, on the 13th, the community will have the chance to attend a public hearing. There is a possibility for a new five-story building with 78 apartment units and 16 parking spaces adjacent to the complex. The potential project will be located southeast of Nicholas and 12th Street, bringing about 35 positions, 25 part-time, and ten permanent, full-time job opportunities. The project is expected to begin in April 2024 and be completed by August 15, 2025.

Baton Rouge’s Rally Cap Brewing Company is opening a satellite taproom in Omaha, Nebraska.
The taproom, slated to open in the first quarter of 2026, will be located in Nova, a new mixed-use development across the street from Charles Schwab Field Omaha, home of the NCAA Men’s College World Series.
“We were approached by the developers of this mixed-use project, who were building this development near the stadium,” Rally Cap Brewing Company founder Kevin Whalen tells Daily Report. “The connection between LSU and Omaha is so strong, they started researching breweries in Baton Rouge, and found there’s a baseball team brewery in Baton Rouge.”
