Richard Young campus is sold

I know Jake posted this in the Midtown news sticky, but I thought it warrented
a separate thread. I didn't know if every one saw it or not. Big news IMO, thats 13 acres. Anyone know the scoop on who bought it, and/or plans for the area.

Myself, I was thinking apartment conversion of the taller building, surrounded by a sh-t ton of rowhouses would be sweet.

Lutheran group buys Young site

The Lutheran Home Foundation plans to renovate the buildings and lease them to health care or nonprofit groups.

Brashear, who also is a state senator, said the preferred plan is not to expand the Lutheran Home, which is sponsored by Lutheran Church-Missouri Synod congregations, but to make the campus into a revenue-producing group of properties in support of the Lutheran Home.

Erik Wagner of Grubb & Ellis/Pacific Realty represented Methodist in the sale, and Grubb & Ellis has the contract for leasing and managing the campus.

Brashear said he expected the property to be used by multiple tenants involved in health-related, nonprofit or charitable work.

"Most or all will be engaged in community service," he said.

Brashear said it was too early to estimate the cost of renovating the property, but he said he expected it to be a significant investment.

I can understand the Lutheran Group buying this completely. I used to work at The Lutheran Home which is directly across the street. The heating systems to these two buildings are tied together. They both use steam heat and I was working there when they closed Richard Young and there was a great deal of concern about the heating and how expensive it would be to do something different. I can't remember all of the details but it was probably easier to buy the building than to get the heating problem fixed. Not to mention the expense.

Well I guess it's good that it's been purchased and will be back in use. I still think that the site had/has tremendous potential as a mixed use/residential development. I know that the area around there is sketchy but if someone would lead the charge.....

The area (13 acres) is huge, I bet with the main building still in there you could build close to 200 SOMA style rowhouses in there. All with a killer view of DT. Hmmm, site was 4.75M I think. 200x250-400k rowhouses.

What a shame. This was prime property that could have been turned into a tax revenue generating project, and instead, it will remain a tax exempt project to be filled by no specific occupants, other than non-profits, whatever that means. What a blow to that neighborhood. A bunch of workers in at 9:00, and long gone at 5:00. 13 acres could have been a catalyst to this area, if developed into something attractive.

They could always sell it in the future. It's not gone forever, and maybe if a developer sees us posting they will buy it. One can only dream though right.

A trend in Chicago lately are towers being built on church property so maybe...well, rowhouses would be fine.

Although it is a pretty big site and could have had a better plan. There are plenty of other locations around that someone could throw up a SoMa on roids. Maybe this is just the start in the interest for that area or at least some type of catalyst. To help it get developed and bridge the gap between MTO and DTO.

Yeah, who do those charity workers they they are sullying up the neighborhood. People who don't generate $$$ should find somewhere else to take up space. /end sarcasm

That whole are between DT/MT is slowly experiencing a renaissance and what a good thing for the city. I was talking with a girl at The Meeting Place in the OM who lives in some apts around 24th & Howard - an area that no one in their right mind would have lived 10 years ago if they could afford not to. She said the apts were completely renovated, had off street parking with video cameras and decent maintenance. I've noticed that the area around Rorick and Drake has changed dramatically as well. I remember visiting friends at both places in the late 80s, pepper spray firmly in hand. lol

I used to hear how bad the Rorick was. Now I'm moving there.

I think there should be something done with this area like North Downtown. Generate some interest in the area and have one or two main attractions (i.e. Qwest Center). Personally I think this would be a great area for more office buildings with residential nearby. Sell the live, work, play idea.

Looks like they've finally figured out what to do with at least part of the old Richard Young Center campus. Alegent Health,the Nebraska Medical Center and the state of Nebraska agreed to jointly participate in a 64 bed mental health facility, which will be run by Alegent.

Personally, I'm glad to see that the property is going to be back in use. I know that some people may have a "not in my back yard" approach to this type of facility, but it is a needed community resource, and anything is better than seeing this property sit unused.

Thanks for posting that Ben. When Young closed down the NE Med Ctr put together a 6 bed unit on south 7. Not even a remote response to the local need. This is a MAJOR development for Omaha and our needs. There are no units in Omaha that can handle this issue - and I thought this need would not materialize anytime soon.

This is really a needed service in the community. I predict that in a few years we will notice a decrease in the crime rate in our city. You would be surprised how many of these crimes we hear about on the news each morning are related to a psychiatric illness. Plus, it will have an effect on many of the homeless in Omaha. Although most homeless have no psychiatric illness, many of them do and they have very few places to turn.
The only problem is that most of the financing is through medicare/medicaid which almost forces patients to be discharged as rapidly as possible, part of the major problem with psychiatric care today. (That's a whole other issue)
It is a great addition to the city!

As opposed to the ones that are a half block and two blocks away? ;)

But you're right about the out west part. It's like the churches that were feeding the homeless at Leahy Mall. They couldn't understand why people were complaining about the crowds and the parking situation. Of course I don't remember anyone offering to load the homeless up on a bus and feed and shelter them at one of those MegaMangers out on West Dodge.

Give me a break. Its not like you're going to have a bunch of zombies wandering the streets. Its a hospital facility, not a homeless shelter or methadone clinic. It will have controlled access and all the appropriate security checks.

The area right around the Richard Young Campus is severely blighted at the moment, and people should be jumping for joy that one of this city's biggest employers and a partnership of some of the most influential local economic leaders (UNMC, Alegent, the State of Nebraska) are redeveloping the area. They are going to be putting tons of cash into the facility, plus, from an economic development perspective, think about all of the docs/nurses/employees/support staff with disposable income that will be in the area looking for places to eat and spend their money.

Does anyone know what's going on with the main Richard Young building on this campus? It has sat vacant for a long time, and it looks very dilapidated right now. Almost as if its slowly being demolished. IIRC, this portion of the campus is still owned by UNMC...

I can confirm the dilapidation. Windows broken out. Trash strewn about. There's been a lift on site, too.

There are no active permits (demolition or any construction trades). Also nothing has gone to the planning board for the property.

And there's a nice size lot on 26th & Harney that would be good for apartments or a hotel.

CityLurkz has posted multiple videos in there. It's being used as the most "affordable housing" possible with hundreds of homeless in there. Not authorized, of course. Just not something that would be talked about in any official capacity.
