If I recall correctly the Top Golf renderings still had the H&H dealership, as the Top Golf facility was only taking over the Baxter lots. Thanks for the clarification. Maybe they will be adding additional brands at the Westfarm location? The location appears to be where the big box sector was planned. Id be okay with this replacing the big boxes. Top golf is taking over all the dealerships in this stretch - including H&H. They are starting on the end with Baxter soon and working their way down to where H&H is. I guess I'm not completely sure what people are complaining about though. The H&H development is a $32 million development and includes BMW, Jaguar, Land Rover and Mini. I think others just did not expect an auto dealership to be part of the development. I think it should be fine as their Westroad's location is not all that big. As you mentioned this location will sell their premier brands, so lower volume, thus the lots should be much smaller and the showroom/service center much nicer, akin to the Lexus dealership at 132nd. I think that is a good example of what they can do to keep it high end and fitting for this development. Yes, I noticed that yesterday as well (I live near the area and drive past it going home almost everyday). They are moving quick on that dealership. It's interesting because I feel like every now and then I will notice something new. I haven't been down 144th for about a week but last I had saw, they had done part of the sidewalks on the west side by the post office. It wouldn't surprise me if that is done now. Since I exit at 150th everyday, I've noticed that the bridge deck and barriers are pretty much done. Also the new bridge for the eastbound entrance is in place. Hausmann Construction put a bid in for the Applied Underwriters office building and lost. Heartwood Row
The Row will be a walkable street front of shops and restaurants with a generous central promenade. The central promenade will contain park features and seasonal shops, with residential units over retail.
Brickhouse Flats & Parkview
Multi-family and residential units over retail are planned to hold approximately 150-200 apartment units each. The ground floor will house retail and restaurants and an attached parking deck. Walkable alleys with shops and restaurants will link Heartwood Row to the surrounding area.
Maplewood District

This is a great project, but damn this is just going to kill downtown and midtown. Why would you go downtown as a large office user when you can please half your employees by being out west and the other half with all the amenities. We need to talk more about as a city about how responsible Noddle Co has been to the slow death of downtown. There are going to be several more HDR/Pacific Life type users moving out here that should be downtown.
I'm going to predict by full build out of this project, there will be more office space in FNB/Bank of the West and West Farm than in downtown Omaha. According to market reports I've seen, downtown has 4.5 million SF. West dodge has 2.2 million. Add 1.1 and continue to build out existing parks and suddenly the core of our office market is at 144th and Dodge and not 16th and Dodge.
Is that healthy for a city? Serious question. We as a community need to start thinking about these things.

I don’t have much of a problem with this development, other than they keep shifting from one dumb name to another. Heartwood preserve sort of sounds like some sort of a jam or jelly.

Omaha's downtown hasn't exactly been the CBD for quite some time though. It is really past time that we start to think of down town Omaha as a neighborhood like Benson or Millard, and not as some central anchor to the city. I mean it should be a functional business environment and a functional living location for middle class people with families. But it should not be downgraded from the central anchor of the city. I think this, if it really ends up being a thing, is definitely due to our transportation culture and the timing at which the suburban boom hit our city. Omaha is a young, big little city. Omaha didn't have enough time to establish a vast urban area before the suburban movement happened. I think had Omaha been maybe 30 years older, there would be a much larger and stronger urban area within which many more people would demand a higher level of interconnectivity. Instead, people just drive because the majority of the street layout necessitates it, or because they don't know any other way.
That said, at this point there are few adequate excuses for someone who lives near an express bus not to use it to get to work downtown. Whatever myriad of mostly superficial reasons people come up with to not to ride an express bus is probably contributing to this phenomenon (if its real). I can tell y'all there are seven express buses that run anywhere from two to four trips during each rush period, and there are probably at least ten people (see 92 and 97 for many more) on each bus that make it work for themselves nearly every day. But they make up only a really small percentage of people who work downtown. If that percentage were to grow even a little, I think that effort would go a long way toward strengthening downtown by way of necessitating more routes at higher frequencies. But for now, people just drive for reasons I may not understand.

It’s unfortunate, but there is definitely a stigma about the bus as well as people’s egos refusing to allow them to ride it.

The stigma thing would improve if the bus system were functional. If you live on 120th street (not exactly far west Omaha at this point), you have very little bus service outside of a small strip between L and Q streets.
