So is H&H still intending to move the whole Westroads business to the West Farm location? I understood that the Westroads location would be replace by Top Golf, if that is still happening.

Couldnt agree more. A carwash and near-luxury vehicle dealership? Complete fail and a bad way to start out what was to be a great project.

If I recall correctly the Top Golf renderings still had the H&H dealership, as the Top Golf facility was only taking over the Baxter lots. But I wouldn't be surprised to see H&H ditch the area as well with the other dealerships leaving.

For where the location is, I guess we shouldn’t be too surprised.

Thanks for the clarification. Maybe they will be adding additional brands at the Westfarm location? It's conjecture at this point, however, that location is being worked on in conjunction with the 150th St. exit improvements, so we should know soon.

The location appears to be where the big box sector was planned. Id be okay with this replacing the big boxes. Not a big difference really, though maybe not as great of an anchor for the other retail.

Top golf is taking over all the dealerships in this stretch - including H&H. They are starting on the end with Baxter soon and working their way down to where H&H is. I guess I'm not completely sure what people are complaining about though. The H&H development is a $32 million development and includes BMW, Jaguar, Land Rover and Mini. An office building similar to what Baxter is building will probably be included at some point as well (not sure if it will be in this development or elsewhere though)...

I think others just did not expect an auto dealership to be part of the development. I think it should be fine as their Westroad's location is not all that big. As you mentioned this location will sell their premier brands, so lower volume, thus the lots should be much smaller and the showroom/service center much nicer, akin to the Lexus dealership at 132nd. I think that is a good example of what they can do to keep it high end and fitting for this development. You can actually see the grading they have done for what I presume to be the lots already right of the construction site of the 150th exit, if you want to get a sense about how big it will be.

Yes, I noticed that yesterday as well (I live near the area and drive past it going home almost everyday). They are moving quick on that dealership. It's interesting because I feel like every now and then I will notice something new. I believe sidewalks along 144th, north of the high school were recently poured and set as well.

I haven't been down 144th for about a week but last I had saw, they had done part of the sidewalks on the west side by the post office. It wouldn't surprise me if that is done now. Since I exit at 150th everyday, I've noticed that the bridge deck and barriers are pretty much done. Also the new bridge for the eastbound entrance is in place. There's not too much left with the 144th, Pacific, and 150th projects.

So, if that was true we'd have, so far:

-A Carwash
-2 office buildings that, in all likelihood, will be run of the mill non descript office buildings you find anywhere along west dodge
-a huge parking garage for those 2 buildings
-a car dealership...sorry, a 'fancy' car dealership
-a datacenter.

Interesting start.

Hausmann Construction put a bid in for the Applied Underwriters office building and lost. But a friend there told me that the building could be up to 8 stories and that AU wants a very high end corporate office, between $130-150 million.

And a retirement center that is supposed to be high end. Plus new to market retail.

- New name: Heartwood Preserve
- Applied Underwriters building will be built to accommodate 2,000 employees in 450K of office space
- AU spokesman said there is an "obvious possibility" or moving corporate HQ from Bay Area to Omaha

As I stated before as well, a Hausmann Construction exec told me that the AU building will probably be 8 stories and they are looking to do something with their design that a normal class A office building wouldn't.

Among the planned features: a 6,500-seat amphitheater; a 300-room hotel and catering facility; 500,000 square feet of retail space; 1.65 million square feet of office space; and about 2,000 housing units of various sizes and styles.

Already underway is an $84 million senior living project by the Oregon-based Avamere Family of Companies

...car dealerships for BMW, Jaguar and Land Rover.

Heartwood Row
The Row will be a walkable street front of shops and restaurants with a generous central promenade. The central promenade will contain park features and seasonal shops, with residential units over retail.
Image
Brickhouse Flats & Parkview
Multi-family and residential units over retail are planned to hold approximately 150-200 apartment units each. The ground floor will house retail and restaurants and an attached parking deck. Walkable alleys with shops and restaurants will link Heartwood Row to the surrounding area.
Image
Maplewood District
Heartwood’s Maplewood District is planned to become a single-family residential neighborhood with smaller lot sizes for cottage and village style homes. The houses will be built on a variety of lot sizes, offering a range of price points and living styles. This neighborhood is within easy walking distance of the village center and will be attractive to those families who desire a more urban lifestyle with the comfort of a single-family unit.
Image
Heartwood Estates
The Southwest District is arranged for large lot luxury estate homes. The lots will average a half-acre in size to fit large homes, pools, dependencies and yards. All residents will have immediate access to an extensive recreational trail system.
Image
Heartwood South
This area will have cottages, townhouses and small apartment buildings, a neighborhood square and nearby trails, all within easy walking distance of shopping. This district will have the feel of a compact, intimate village.

Applied Underwriters Campus
Among the first structures to be built at Heartwood Preserve will be Applied Underwriters’ operational campus. Built on roughly 50 acres located south of Pacific Street, the campus is designed to be efficient with an underground parking garage and solar energy system. The roughly 250,000 square feet of office space for the company’s 600 local financial services staff is to be ready by mid-2021.
Image
Multi-tenant Elmwood Office Building
This building will be situated a block to the east of Applied Parkway, with visibility from West Dodge Road and direct access via the 150th Street interchange. It will offer best-in-class office space with a total of nearly 1.65 million square feet of office space.

North Retail District
The North Retail District, located at the corner of 144th and West Dodge Road, offers unparalleled access and visibility to West Dodge Road. The project will be home to many first-to-market retail concepts, accommodating medium-to-large format national retailers, restaurants, and boutiques. It will provide an enjoyable pedestrian experience and connect to the rest of Heartwood in order to encourage visitors to explore further.
Image
The Market at Heartwood Row
The Market will be the community centerpiece of Heartwood Row, attracting residents and workers, along with people from the surrounding west Omaha neighborhoods and larger city and region. The numerous dining and entertainment options will activate the streetscape in the evenings.
Image
Dry Goods Market
While the large proportion of The Market will focus on food use, there is an opportunity to have a mix of national and local retailers.
Image
Craft Distillery
Situated within The Market, this distillery features the production, sourcing, and sale of craft alcohols that could include a bespoke distillery, small production brewery, and wine distributor.

This is a great project, but damn this is just going to kill downtown and midtown. Why would you go downtown as a large office user when you can please half your employees by being out west and the other half with all the amenities. We need to talk more about as a city about how responsible Noddle Co has been to the slow death of downtown. There are going to be several more HDR/Pacific Life type users moving out here that should be downtown.

I'm going to predict by full build out of this project, there will be more office space in FNB/Bank of the West and West Farm than in downtown Omaha. According to market reports I've seen, downtown has 4.5 million SF. West dodge has 2.2 million. Add 1.1 and continue to build out existing parks and suddenly the core of our office market is at 144th and Dodge and not 16th and Dodge.

Is that healthy for a city? Serious question. We as a community need to start thinking about these things.

Completely agree. Its like the Omaha downtown revitalization effort has to restart with attracting businesses. Massively unfortunate.

It isn't. Not at this level. Having secondary business centers around the city is generally fine so long as the central business district remains central. Omaha's isn't really that central.

I don’t have much of a problem with this development, other than they keep shifting from one dumb name to another. Heartwood preserve sort of sounds like some sort of a jam or jelly.

Omaha's downtown hasn't exactly been the CBD for quite some time though. The denser the suburbs get with these developments, the more feasible public transportation will be in the long term.

It is really past time that we start to think of down town Omaha as a neighborhood like Benson or Millard, and not as some central anchor to the city. Work to make it a functional business environment and a functional living location for middle class people with families.

Is that healthy for a city? Serious question. We as a community need to start thinking about these things.
It isn't. Not at this level. Having secondary business centers around the city is generally fine so long as the central business district remains central. Omaha's isn't really that central.
Milwaukee's CBD is on the extreme east end of town but that hasn't seemed to stop it....

I mean it should be a functional business environment and a functional living location for middle class people with families. But it should not be downgraded from the central anchor of the city. It can be all three.

I think this, if it really ends up being a thing, is definitely due to our transportation culture and the timing at which the suburban boom hit our city. Omaha is a young, big little city. Omaha didn't have enough time to establish a vast urban area before the suburban movement happened. I think had Omaha been maybe 30 years older, there would be a much larger and stronger urban area within which many more people would demand a higher level of interconnectivity. Instead, people just drive because the majority of the street layout necessitates it, or because they don't know any other way.

That said, at this point there are few adequate excuses for someone who lives near an express bus not to use it to get to work downtown. Whatever myriad of mostly superficial reasons people come up with to not to ride an express bus is probably contributing to this phenomenon (if its real). I can tell y'all there are seven express buses that run anywhere from two to four trips during each rush period, and there are probably at least ten people (see 92 and 97 for many more) on each bus that make it work for themselves nearly every day. But they make up only a really small percentage of people who work downtown. If that percentage were to grow even a little, I think that effort would go a long way toward strengthening downtown by way of necessitating more routes at higher frequencies. But for now, people just drive for reasons I may not understand.

It’s unfortunate, but there is definitely a stigma about the bus as well as people’s egos refusing to allow them to ride it.

The stigma thing would improve if the bus system were functional. If you live on 120th street (not exactly far west Omaha at this point), you have very little bus service outside of a small strip between L and Q streets. Easy to see why people who live at 120th and Pacific (effectively the middle point of the city) would not use the bus (it doesn't go there), and be fertile minds for the belief that the bus system is ghetto.
