Applied has sawarded office construction to MCL. It's happening. Breaks ground when construction season starts. We can end this silly aside.

Is the construction of the rebuilt St. Wenceslaus church a foregone conclusion? It sounds like they're in ... interesting times.

I suppose they could end up selling the land to the residential developer.

Huh? What leads you to believe this? The Catholic church as a whole is in interesting times or specifically St. Wenceslaus?

They (Wenceslaus) said wet weather has slowed construction of the school addition - which is now complete. They revised the start date for the church to 2019, with a 2021 completion. There is to be an additional capital raise when steel is erected - just shy of $25 million - for which they already have $10.4m secured. Hard to believe there's much of an issue at Wenceslaus - they're one of the largest and wealthiest Catholic churches in Omaha...

At the HOHA meeting Noddle said we should see the plans for Applied Underwriters building in a few weeks. Has anyone seen anything yet? Or is the fact that Berkshire is selling them going to effect this project?

I live just south of here and drive by everyday. I noticed an elevator shaft went up just west of the high school. I think it is Ovation, the senior housing project, but can someone confirm?

Still not totally sold on this development. I would much rather see developments downtown than here. This proposed 300 room hotel, I wonder if it will be taller than the Regency Marriott? Let’s hope so. Don’t need anymore lowrise sprawling hotels in Omaha.

Looks like the big box stores are no longer along Dodge but instead some larger office buildings. Big improvements imo.

That Applied Underwriters campus looks horrible, like some throwback to the 80’s or something. This development should be tight and dense like AK village.

Some of the problems everyone is noticing about this project is car related. As long as Omaha is a car-dependent city, we are going to keep seeing surface parking, particularly in suburban developments. Even Askarben, the dense infill project everyone, including myself, loves, is blessed/cursed with a lot of parking. There, they come in the form of garages and a huge surface lot for the Baxter. If we want more tightly spaced, dense developments, we have to move away from cars or developers need to spend some money and do garages/underground parking. I think one of the issues Noddle faces with this development vs. Askarben is the amount of land available. This project is so much more expansive. The other thing is this development has just gotten started. This project may end up denser than this site plan. I looked back to some early renderings of Askarben Village and there are some pretty stark differences with the initial renderings and what it ended up being. For one, there was not nearly as much height planned for the buildings in AV. The other things is that it looked like more of the development was to be for residential rather than big corps taking up land. Anyway, food for thought.

I agree with you all that the AU HQ is looking like a monster from the top-down view. Maybe it will be nicer in person? It is too bad it will not have more height. Their location would have nice views of West O if it was a 7-8 floor building. I am interested in what kind of retail they will be able to get for this development.

The one thing I will point out is that there is Zero surface parking, its all underground. So while they will use a lot of land, it will be all very well landscaped green space and not a "sea of parking" that usually happens in Omaha.

I agree. I think as times goes on, we will see good infill around the structures that are being/will be built.

Thanks for posting that comparison. Noddle proposed this development with only AU on board. Since then other projects have been announced and have obviously affected their original plans. I am actually more fond of their current design surrounding the row. It's eclectic now rather than square and symmetrical.

I was all ready to buy a condo in Aksarben when it was first announced. They took forever to get started and priced them too high. Then eventually they didn't even really build the condos they had planned to build.
Now I'm ready to buy a condo/rowhouse in West Farm, read through all the papers and contacted them for more deposit details. Their response was basically, yes we will have them, with no details what-so-ever.
So yeah, I have low expectations since they keep changing the plan. "The plan is evolving to meet market conditions". Blah, whatever.

I was ready to give them a deposit on a condo in the town square area. Their Soft Loft Buildings and Maisonette Buildings looked and sounded exactly what I was looking for. With the town square now gone I don't think this is the place for me.

Thanks for posting this. I had checked out that page a couple weeks ago and that video is brand new. I am glad they have an updated rendering. It's exciting, even it is mundane, to see what kind of single family dwellings they are intending for the north side of Heartwood. Looks like semi-detached. I heard on Grow Omaha that we would see an influx of new construction in the form of townhomes, Brownstones, semi-detached, and the like because of rising construction costs. Anyway, a minor detail, but I live by here, so any detail about this project is exciting for me.

On Grow Omaha's last show, I think it was Trenton who dropped a rumor for another potential project for Heartwood Preserve, an HQ for "Union Bank." I assume it is Union Bank and Trust, though they seem to be based in Lincoln.

Thanks for the additional insight. That could be the case that it in an HQ for Omaha, but it would be odd for a smaller regional bank with UBT to have two "HQ's"? Maybe it is a new branch they plan to build? Additionally, with the recent announcement for more company specific buildings in Heartwood, I wonder if Noddle will begin work on speculative office buildings any time soon.

I agree, two HQ's for such a small bank would be odd and seems especially out of character for UBT. A new branch would make a lot more sense.

I was told that construction has started and that the cost will be about $300 mil. At one point, the person I spoke to said the plan was that the building would be about 8 stories, but when I spoke to him today he said he couldn't remember off the top of his head.

I can confirm, groundwork is being done at this site. I drive by everyday. Because the Heartwood site is so large, on both sides of Pacific, and current construction is not right off the road, it is hard to see what's going on. However, there is groundwork moving on the AU's site, the church expansion is well underway, the senior living project has steel going up, and the auto dealerships have much of the exterior work done. There is also a lot of grading still to be done for the park section and I noticed they added parking spaces along what would be the streets bounding the north and south sides of the park that will run along 144th north of the high school.

So I finally got a peek at the elevations of the AU campus. Looks like 3 stories full of glass. Should start solid construction in Oct. I'll try and get a snip of it and post it tomorrow.

Silo is removed, trashed. They are loading all the barnwood out of the machinery shed into trailers.

Horse barn hay loft on blocks near future location.

There is considerable amounts of raccoon |expletive| in it, but the floor is in great condition

Why would anyone agree to name a parkway “Applied Parkway”? It sounds so...dumb.
