I live across the street from this building. IT IS GORGEOUS! So hope for a nice quality restaurant on the bottom floor.

I understand why this has been a good project, but I'm seriously, objectively wondering why/how this building is considered to be one of the best built in the new century.

It's not. It's built out of wood.

Wood flexes more in an earthquake.

Personally, I Love this building project! The scale, massing, large window openings, and materials (although new) are reminiscent of some of the Jobber's Canyon buildings lost to Conagra back in the late 1980s. Plus, it has the potential to enliven the street life in the area with the large storefronts set close to the streets.

I absolutely love the fact that it is no longer a vacant dirt lot that OPD parks their cars on while directing traffic. It never made sense to me that there is a $300 million arena and across the street is a dirt lot.

I noticed earlier in the week that the retail space was being divided up on the first floor. I was hoping that whole first level would become a grocery store, based upon rumors I had heard around Downtown.

That building was never designed as grocer. South side expected to be restaurant. Maybe a Bodega but nothing bigger.

Tried eating at the expansive outside patio. Great concept, but the noise of cars coming from Iowa can drown out conversation at times. But too bad they missed a CWS. The place would have been rocking.

By the way, Gamer place and a cupcake store have gone in by Jewel.

According to Jeff and Trenton, there is a concept called Market Square that will be built in the first floor retail space in this building. It is intended to have a mix of food and retail spaces, nine I think. Anyway, it could be a nice destination with the right mix.

Midland Business Journal has a nice article about Amerishpere Companies, the company owned by Rodrigo and Mary Lopez. The Lopez's are the developers of Capitol Place. Aside from the interesting history of their company and an update on the Capitol Place development, the Lopez's are really interested in developing a mixed income housing project in the CBD/urban core. They have experience financing such projects in the company's past iterations, so they are confident they know how to get it done, and get it done right. I am looking forward to what this couple can accomplish!

Someone broke the news in the Capitol District thread, but Grow Omaha confirmed in yesterday's market report as well that an indoor putt putt place is destined for about 15k sq. ft. of ground floor retail space in this building. This is a huge step forward for this building as the ground floor retail has been vacant since completion a couple years ago.

Hopefully they get that completed soon to be able to take advantage of the large crowds at the Creighton games.

Let it Fly won't be open until next year, that seems like a big miss.

Indeed. The owner's vision for the place sounds very cool, and it will definitely help diversify activity downtown
