If you personally try to “avoid the whole Oak View area“ I question how you come up with your assessment..

I do go a few times a year to the Barnes and Noble in the area so I notice the area then. But otherwise I avoid the whole Oak View mall scene. Both Oak View and Crossroads are just in limbo right now and it’s unclear what will become of them. It looks like Westroads is the only survivor.

You’re last post before this latest, would be a complete and accurate assessment of Crossroads. That place has been a mess for 20+ years now..and other than the Target addition about 12 or so years ago, the Crossroads has seen little, if any, addition and is a complete mess..
But lumping Oakview in with Crossroads, insinuating as you are that the condition of both destinations are the same or equal, is just completely inaccurate. Sorry..
Very recently, on another national city related discussion forum, a person commented that Omaha’s airport was “fairly small” and that should be a “consideration” when deciding to move to the Omaha/Lincoln area. I, of course, needed to jump in and indicate that Omaha’s Eppley Airfield moved 5 million passengers in and out last year and has 34 non stop destinations..both numbers being larger than Louisville KY, Oklahoma City and Tulsa OK, Memphis TN and Tucson AZ airports etc. The reason I addressed that post, was to provide actual balance to the insinuation that Omaha’s airport was some small “dirt strip”..
I’d say the same thing applies here. I live close to the Oakview Mousetrap area and I don’t personally try and avoid the area as you say you do. And I’ll say in no way, shape or form, is the Oakview Mousetrap remotely in the same condition as Crossroads.. As I’ve stated, the actual Mall has made some nice additions over the past 9 or so months and still has a viable and pretty busy food court.. The Parcels Surrounding the Mall have seen some additions too.. The Shuttered Dick’s Sporting Goods, for example, is being completely remodeled and will be replaced by a state of the art Genesis Fitness Center. Once that opens later this year, The Genesis (formerly 24 Hour Fitness) at 144th and F will close, driving it’s very large membership base into the Oakview area. This is another example of a huge plus for the area as it will increase daily traffic and thus provide more people to frequent the area..
Again, I’m addressing this as an actual accurate counter balance to your contention/insinuation that Oakview is a mess and comparable to the current condition of Crossroads..which clearly, it is not...
