We are thinking about this too narrowly. With the region's push to attract out of state talent, if we have an influx of single yuppies moving to the City places like this might be attractive to them; cheaper rent than what they were paying (depending on where their moving on), in a new building, near the right amenities, right on a new mass transit route. My company recruits heavily from out of state, and is successful in doing so. Many of my coworkers, who all fall in the millennial population the region wants to attract, come from much more expensive markets. They are living in, what I think, expensive units, but they have no problem paying it because where their from, even the newer, more expensive and/or trendy apartments are "cheap".
I think you're spot on. A lot people here in SLC would never pay the market price for a studio apartment in the newer apartment buildings (at least $1,500), but the people that are coming here from California and Seattle are more than happy to pay that price. To them it's a steal as they were paying significantly higher rates before coming here. Most of the new apartment buildings are right along light rail and streetcar routes too.

Yeah, this is my point. I don't believe the demand exists at that price point per sq foot. But I will probably be proven wrong.

Easier to go down than up regardless. If they have overshot they will cut the price or finagle around with first leases like Capitol has been fairly desperately doing.

Hope the siding looks retro instead of cheap and question how well it will age. I think I liked the old design better.

I am in Chicago. The city posts all of their documents online and I generally know what is worth looking at so it only takes me about 5 mins to skim.

How much drool is on the floor of the Target store manager's office at the though of having an apartment building across the street? If I lived there and had a choice between dealing with 72nd street and walking across the street. Walking would win.

I think similar sized developments to this project could be in the future for that intersection. We shall see.

Its just like the Capitol District, once they started building that they announced the Capitol Place Apartments. The problem with Omaha is all these developers put shiny renderings in the paper then do nothing. A single highrise downtown would make the way for the next and so on.

Maybe it isn't related per se, but it could be that the people behind the project, or those financing it, were waiting to see if there was any movement at Crossroads. Rumors of a new plan with Lockwood were floating around since the end of 2019. Additionally, this project was revealed in August of 2019 via an OWH article and there was not much going on until now. Anyway, I am glad to see this type of project still moving forward. The location was already solid with Target, Walgreens, and DoSpace nearby with strong, for Omaha, public transportation options, but it will be really nice location when Crossroads is completed.

Best thing that come from this for my purposes is if somehow Capitol Court can be maintained as a real street. It absolutely sucked, then was replaced some time around when Panda and Cane's opened, and is starting to suck again.

That would be great. It's crazy that if you continued the roadway there, the plot you split off from the north east of the office depot plot is almost identical in size and shape as the plot that got turned in to town homes in Dundee: https://eomahaforums.com/viewtopic.php?f=11&t=19404

I understand why Dodge takes all the focus but everything north and south on 72nd is much more ripe for immediate development than any of the property right along Dodge. I can't imagine that a furniture store full of broken windows to the north or an empty former car rental lot on the south end (to name 2 of 10+) are going to be harder to move than all the successful businesses in the Dodge corridor.

I know at one time someone was talking about apartments on the furniture store property, I lost track of that with all the Crossroads back and forth. Anyone know the latest?

That is getting redeveloped. I forget what it is called, but demolition of that building is well under way.

It will be called Swivel. They are keeping the existing building but adding a new steel platform above the existing roof for the new levels of apartments.

I was just looking at my Aerial photo from earlier in March and noticed you can see the outline of the the upper floors on the roof of the existing building. Interesting seeing the size difference between the two.

Agreed. 72nd and Dodge has been largely stagnate for so many years.

Also, I want to see more of these old cinder block/concrete buildings be reused and built upon rather than torn down and replace with similar 1 story buildings.

Anyone more familiar with Omaha's history have a clue why 72nd and Dodge has been so over looked for so long? Perhaps Crossroads would have survived if we didn't blow right past this intersection for work the last ~20 years?
