I think you're spot on. A lot people here in SLC would never pay the market price for a studio apartment in the newer apartment buildings (at least $1,500), but the people that are coming here from California and Seattle are more than happy to pay that price. To them it's a steal as they were paying significantly higher rates before coming here. More units are also good, who cares if they are all studios. If the demand is there it will fill up, if not there will be rent concessions and will create more affordable housing in the market. It gets pretty annoying to see people complain about expensive 1000 square foot units then complain about smaller studio options. Unless there is a new tax credit program to build large units that don't have income limits these will be the prices for new builds.
It also pulls people that are under renting out of the lower product. A decade ago there were very few new decent options to live on the east side of town. That leads people that earn enough to live in better product to take Class B and C units b/c they value the location with no other options. Now the higher earners that want the good location and can afford better product will leave the less desirable units. That is a natural increase in more affordable units for people that actually need them without having to focus new build affordable housing in the area.

Easier to go down than up regardless. If they have overshot they will cut the price or finagle around with first leases like Capitol has been fairly desperately doing.

We start to see work here, and a couple days later we see an new announcement for Crossroads, right across the street. Coincidence? Maybe, but still interesting. I suspect several projects in the area have been on hold, waiting for Crossroads to get sorted out.

Its just like the Capitol District, once they started building that they announced the Capitol Place Apartments. The problem with Omaha is all these developers put shiny renderings in the paper then do nothing. Maybe it isn't related per se, but it could be that the people behind the project, or those financing it, were waiting to see if there was any movement at Crossroads. Rumors of a new plan with Lockwood were floating around since the end of 2019. Additionally, this project was revealed in August of 2019 via an OWH article and there was not much going on until now. Anyway, I am glad to see this type of project still moving forward. Best thing that come from this for my purposes is if somehow Capitol Court can be maintained as a real street. It absolutely sucked, then was replaced some time around when Panda and Cane's opened, and is starting to suck again.

I wish that Capitol Court could access 69th St so you could turn east on Dodge easier. I understand why Dodge takes all the focus but everything north and south on 72nd is much more ripe for immediate development than any of the property right along Dodge. I can't imagine that a furniture store full of broken windows to the north or an empty former car rental lot on the south end (to name 2 of 10+) are going to be harder to move than all the successful businesses in the Dodge corridor.
I know at one time someone was talking about apartments on the furniture store property, I lost track of that with all the Crossroads back and forth. Anyone know the latest?

That is getting redeveloped. It will be called Swivel. They are keeping the existing building but adding a new steel platform above the existing roof for the new levels of apartments.

I was just looking at my Aerial photo from earlier in March and noticed you can see the outline of the the upper floors on the roof of the existing building. Interesting seeing the size difference between the two.

Also, I want to see more of these old cinder block/concrete buildings be reused and built upon rather than torn down and replace with similar 1 story buildings.

Anyone more familiar with Omaha's history have a clue why 72nd and Dodge has been so over looked for so long? Perhaps Crossroads would have survived if we didn't blow right past this intersection for work the last ~20 years?
