I live by this area and appreciate AU's heading the Heartwood Preserve project, but had they built a $200 million HQ elsewhere, like midtown or downtown, it could have been a nice high rise, not that is what they wanted/needed. The massing of these low rises is similar to the LinkedIn buildings at Sterling Ridge with seemingly huge footprints, and they seem about the same height as wel.

I live right by this as well and hear the clanging steel everyday. I appreciate your perspective here. I live close to the Sterling Ridge development at 132nd and Pacific and had a similar reaction during the years the area was being cleared out and construction began to rise..These days however, I really enjoy the (mostly) finished product. Heartwood Preserve, in size and scope, is a massive mixed use undertaking..which may very well take 10-15 years to fully develop. A long time, I know..but it helps round out the city’s western land mass with density..and will provide such a unique development once completed..
The Applied HQ’s may look a bit out of place early on during the development..but I’d be willing to bet once we round into 2030, it’ll pretty much fit right in with the development surroundings…

Applied Underwriters new HQ is a bit over twice the size of Carson's, then add in the $/sf for their garage vs Carson's surface lot and add in the couple acres of landscaping they did the budget isn't too shocking. Heck they may have spent some money on prep work on the future expansion space in this initial budget.
Also this HQ is quite literally as gentle as it gets for an office structure not dominating a suburban neighborhood. Their office is sitting in multiple acres of landscaped land in modest height structures.

I’m sorry, but this doesn’t make ANY sense. Does this building in any way, shape or form look capable of containing more than 55, let alone 550 apartment units? Seriously!
I think the O W-H just regurgitates whatever pablum they are served up, without even a semblance of inquisitiveness as to whether the press releases given to them are capable of being taken at face value.

I can’t see a suburban 550 unit apartment complex taking less than 5 years to build out. How long has that complex off of I-80 in Sarpy County been under construction? Six or seven years, and it’s still not completed. And it’s nowhere near 550 units.
This entire project seems like a developer’s daydream. They lost my interest with the “spiffy” car wash abutting West Dodge, blocking part of the view of the expensive office buildings. Who does something like that??

That seems like a pretty silly reason IMO to lose interest in a development project - especially one like this/of this scale (I mean honestly, what difference does it make??). But hey, to each their own I guess. Also, the dealership/car wash was there before the office buildings were built. Well I guess my point is, where are the sensible zoning covenants/restrictions that would ensure something like a car wash would not be prominently displayed in what some view as Omaha’s most prominent “front door” into the city.

Who is the audience for a 'town home' in the middle of nowhere suburbia? Are these super narrow SFH going to be $150,000? I strongly doubt it, and if not, why would you want one?

This is suburban infill in a well established part of Millard. The luxury lots sold out at like $200k a pop. The trend for suburban development elsewhere is smaller lots and townhomes. Its a more efficient use of valuable land for the developer. No, these aren't going to be $150k; the entry price for new homes now is at or over $300k. But I am pretty sure these and the homes by the high school, which have similar footprints will go fast it they are entry level. I'm sure they'll all sell without issue. I still think there's a ton of folks that are downsizing after the huge real estate run-up that would be interested in a smaller place that's close to the amenities at Heartwood Preserve.
There's lots of real estate wealth out there, even in Omaha. If you're selling your house for $700k that you bought for $500k, a $400k townhome allows those buyers to realize the gains on their too-large home while moving into a more appropriate home for their next life stage.

Also, lots of younger buyers have tons of money, too. Weird dichotomy among Millennials and Gen Z: those that do have money tend to outearn their older peers by quite a wide margin. There are many wealth and income strata in Millennial and Gen Z generations. I'm always surprised when I hear of fellow millennials making offers on $600k homes in this area or even $1.5m+ on the west coast. But there are many young, urban professional households earning well into $200k+ and it doesn't take a lot of years of that earning power to afford a lot of home.

This may very well be my own projection but I frankly don't see the appeal whatsoever of a townhome in a suburban sea of sameness. The 'point' of a townhome is access to urban density, and this is the complete opposite. You want to live in the suburbs, with all the negatives that has, but without a yard, or space, or privacy from neighbors? Good Lord, why?
The issue is not the absolute price but the price you will pay for a tiny amount of house compared to the surroundings.
If they sell, they sell, and good for the developer, but I just don't see the appeal of these at all. And decades down the line when the price difference between a 30 year old house and a 60 year old house gets heavily compressed, these are not going to look very attractive compared to every neighborhood around them.

The initial plan for this development was an urban design (with a lot of trails). It has since be sold off and renamed. The hype has long gone, and there are a lot of people still hoping for something that can hopefully match Aksarben. I also really do not understand the gated aspect of the townhomes. I have no idea what that accomplishes.
I agree with this. It’s legit. Because of other items I’ve said on the forums I’d rather not say where this came from. But, a Starbucks and Little King will be going into the Lockwood part. I have been following this residential development for years, and they have been saying since Summer of 2020 that they would have renderings, pricing for lots, etc. within months, but it never happened. Then, they said they would have videos and rendering around June 2021, then it was Fall 2021...still waiting.
