Conagra Campus Residential
From a VERY reliable source, a new multi-purpose tower is in the works. It would be in place of an existing building and will include office space as well as residential. 20ish floors with the best views of downtown, parks, and river. Announcement could come early fall.

Now this would be a fantastic development and addition..
If true, downtown continues to reap the momentum benefits of the overall Riverfront Redevelopment Plan/redevelopment of the campus site…

I'm doing the math on that "Announcement could come early fall" statement. At first blush it appears outside the 60-90 day window.
Just saying.

Re: Conagra Campus Residential
We had an unregistered guest give an amazing description of a multi tower residential project at the current MoO site that he saw in some exec's office or something, a few months before MoO announced their move. Seemed kind of out there at the time because MoO claimed they weren't moving anytime soon. In reality, that claim is true, they are not moving until 2026, if timelines are kept on track, but there is still bite to what that unregistered guest claimed to have seen. It's a long way to saying, I am giving this guest some credence, especially with what the streetcar can mean to the Conagra/Hines project. Their original plans might be blown up, literally, with taller buildings because of the streetcar.

An announcement is coming in the next few weeks. 1st phase is 16 floors. 14 condos and 2 office. 2 more phases after that. Condos, office, and hotel. Spring 2023 demolition/ground breaking.

Re: Conagra Campus Residential
Watched the Grow Omaha episode and it was mentioned that the plan is still to have 250 units in the condo tower. If there is only 14 floors on condos, there would be an average of about 17 condos per floor. Obviously the high floors would most likely have bigger units so there would be less on the higher floors and more on the lower floors. That sounds like a lot of units per floor, or there will be some large floor plates.

With a new hotel slated for the ConAgra campus, I wonder if the Embassy Suites gets the boot?

To clarify (as, correct, the new hotel is the one going to the grassy area north of E.S.) - if a building is being torn down for this condo tower, I was wondering if it's the Embassy Suites that gets the axe because of that new hotel.Doctor Fate wrote: Tue Jul 26, 2022 10:43 pmIn the Mercantile thread, someone said that the new hotel will go in the grassy area to the north of the Embassy Suites.NEDodger wrote: Tue Jul 26, 2022 9:40 pm With a new hotel slated for the ConAgra campus, I wonder if the Embassy Suites gets the boot?

Is the Embassy really in bad enough condition that it needs torn down? My understanding is that the condo tower is going on a lot that currently has nothing on it.NEDodger wrote: Tue Jul 26, 2022 11:29 pmTo clarify (as, correct, the new hotel is the one going to the grassy area north of E.S.) - if a building is being torn down for this condo tower, I was wondering if it's the Embassy Suites that gets the axe because of that new hotel.Doctor Fate wrote: Tue Jul 26, 2022 10:43 pmIn the Mercantile thread, someone said that the new hotel will go in the grassy area to the north of the Embassy Suites.NEDodger wrote: Tue Jul 26, 2022 9:40 pm With a new hotel slated for the ConAgra campus, I wonder if the Embassy Suites gets the boot?

Yeah, ES seems to be in fine condition.
And there is plenty of grass back there yet. As much as we might want to tear all of the conagra stuff out, no reason to rush it.
Additionally, 20+ stories back there would be a HUGE!

No argument on ES - I was just asking as the opening poster said it would be in place of a current building, rather than on a grass lot.

On Grow Omaha they said that the condo high rise would have 250 units, as was the original plan. Is that this first phase or a later phase? 250 units on 14 floors would mean either really small units or large floor plates.Npdodger12 wrote: Wed Jul 27, 2022 7:07 pm2nd phase - taller office/condo. 3rd phase - taller W/condo.

I heard from someone who talked to the developer in the past few weeks that condos may not be in the picture and that they are high on apartments. I guess we will see if there is an announcement in the next few weeks like npdodger12 has said.

Yep! Nothing against the Hilton or anything, but it'd be cool to finally have a "higher tier" brand here. I've always been a bit disappointed that Omni never operated a hotel here, given that we have a decent-sized office of theirs here.Omaha Cowboy wrote: Fri Jul 29, 2022 9:43 amIf Omaha actually landed a W Hotel, that’d be a nice “get” for sure…

Folks, most of the time the brand doesn't "open" a hotel anywhere. It's the franchisee. A brand might target certain markets but very, very few actually own hotels. Some have management subsidiaries that manage hotels for franchisees. Bottom line: Want a W? An Omni? Any other brand? Best way to do it is raise the cash and obtain a franchise.
On a side note. Omni evidently still has a reservation center in Omaha. They've had one in Omaha for decades.

Update: project delayed 180-360days. Project is being re-worked. Due to market conditions, phase 1 will grow significantly. 1 retail/3 office/20+ apts. Future phases grow with additional 10+ apts/2 retail/4+ office/100+ hotel rooms.
