Yes, I’m a dinosaur and still use Twitter regularly. I’m following “Big Ol Hole in the Ground” which captures images of the site throughout the day. Dirt is finally being moved!!!

Where did you get this image from? The surrounding buildings in the model don't look like the buildings around the new tower...

It's just a random example I found of a skyscraper model. Just used this an example. Was curious if Mutual has a model of its new building for display. If they don't that's fine, maybe Omaha Cowboy could find out from his source. Would be great to see a model of the new building. But they may not of had a reason to make a model for this project. I've always thought skyscraper or even just building models are an excellent way to get another perspective, instead of just a picture or video.

Hey Cowboy. I know I'm "new" here. (Despite visiting the board since circa '99. Hence the name.) But my MOO insider seems to think it would be OK to snap a pic of it and will ask permission tomorrow. So we will see. She showed me interior design mock-ups today. I pulled out my phone to take a pic and she wasn't comfortable with that. So there's definitely a bit of tact that must be respected in any case. Fingers crossed that she can share the model tomorrow.

The MBJ reports that over the next 6-8 weeks, the project's underground work will be done. In 2023, the construction of 15 story parking garage commences with the tower portion starting mid 2024.

I can’t help but feel that the new MoO Tower will be the deciding catalyst that finally drives home a new residential tower here in downtown Omaha.

I believe one (among several) reasons we have not seen a residential high rise property actually get off the ground over the years is the lack of a monumental shift/influx of thousands of new workers in to the core.

That impediment has now been resolved.

The MoO Tower is changing everything….just wait and see.

I’ll also add the Riverfront Redevelopment plan including the new Science Museum is also a catalyst which will attract development of what I believe will be several downtown core residential towers being built over the next 3-7 years (will also throw in North Downtown into this mix with all the mixed use activity going on there)…

A residential tower likely requires a downtown grocer first. And a downtown grocer likely requires more density first. At least from a $500 million plus risk analysis point of view, IMO.

I absolutely think the streetcar makes it possible to build one right now, and have it work. Street car to Wohlner's? No problem.

But I imagine many would rather a HyVee express or something right in the core before risking that much capital.

Just thinking out loud, but if you are trying to sell 100+ "luxury" condos in a vibrant city, a grocery store within 15 minutes by foot is a huge selling point.

That said, a Noddle or Lanoha would be smart to just put it in the ground floor, with 10+ stories on top.

Just thinking out loud, but if you are trying to sell 100+ "luxury" condos in a vibrant city, a grocery store within 15 minutes by foot is a huge selling point.

That said, a Noddle or Lanoha would be smart to just put it in the ground floor, with 10+ stories on top.
I’m visiting the Denver/Colorado Springs area right now and cannot believe how much residential has been built or is currently being built around downtown Denver, including high-rises. Denver is a different animal metro-wise with the mountains nearby attracting a lot more people than will want to settle in Omaha. The city of Omaha really needs to adopt the 2021 IBC (International Building Code) which allows 22-story Mass Timber high-rises. That would help get more density in DTO. Right now, the City of Omaha’s permitting department is a huge bottleneck to getting anything built in a timely manner, except for huge major projects. Even getting 5/1’s built in Omaha is. A long-drawn-out process.

Agreed, that would be huge. A ~25% cost reduction would help a lot for getting much of what we need in the core done.

I believe Omaha is currently on IBC 2018. I'm in no rush to go read those tables again, but it has no codes for mass timber, correct?

Are the North Downtown/ Conagra Campus mass timber buildings expected under an exemption ?

I have a hard time imagining a serious developer sitting around saying, "the market is ripe for my $200M condo tower, I've got all this cash ready to go, but darn it all will someone build a grocery store first??"

I thought that the board room was on the 14th floor, in the Tower part of the building. IIRC, only the farthest NW elevator in Building 3 went above the 12th floor. Note: it's been over 30 years since I worked there.

2018 has mass timber buildings but they’re not as tall as 2021. Honestly the city should just adopt a resolution to continually update to new IBC standards.

The city of Omaha really needs to adopt the 2021 IBC (International Building Code) which allows 22-story Mass Timber high-rises. That would help get more density in DTO. Right now, the City of Omaha’s permitting department is a huge bottleneck to getting anything built in a timely manner, except for huge major projects. Even getting 5/1’s built in Omaha is. A long-drawn-out process.
Agreed, that would be huge. A ~25% cost reduction would help a lot for getting much of what we need in the core done.

I believe Omaha is currently on IBC 2018. I'm in no rush to go read those tables again, but it has no codes for mass timber, correct?

Are the North Downtown/ Conagra Campus mass timber buildings expected under an exemption ?
2018 has mass timber buildings but they’re not as tall as 2021. Honestly the city should just adopt a resolution to continually update to new IBC standards.
I have been clamoring about IBC updates to mass timber this on the forum and I am glad others are interested in the subject. I contacted one of the council members about this last year, but I have followed up. It requires council approval, so start contacting council people to make it so.

I don't. Even if they had the cash, they'd likely take out a loan for it. And the conservative midwest (fiscally, let's not get political).

They did some work on Saturday laying out some of the crane mats. (I believe that's what we determined the lumber to be)

I'm a little confused about that as well. I'm guessing the crawler crane will span across the street to construct the initial parts of the tower crane.

I keep checking to see if the (maybe) broken-down excavator will ever move. I don't think it has moved since December. Last week it looked like they were working on it.

It looks like it is taking up some valuable space in the staging area.
