It's just a random example I found of a skyscraper model. Just used this an example. Was curious if Mutual has a model of its new building for display. If they don't that's fine, maybe Omaha Cowboy could find out from his source. Would be great to see a model of the new building. But they may not of had a reason to make a model for this project. I've always thought skyscraper or even just building models are an excellent way to get another perspective, instead of just a picture or video.

I don’t think I’d have a long standing Mutual exec and friend, place his ethics(and job) in jeopardy by snapping pics in their boardroom so they can be shared on a public forum..

Hey Cowboy. I know I'm "new" here. (Despite visiting the board since circa '99. Hence the name.) But my MOO insider seems to think it would be OK to snap a pic of it and will ask permission tomorrow. So we will see. She showed me interior design mock-ups today. I pulled out my phone to take a pic and she wasn't comfortable with that. So there's definitely a bit of tact that must be respected in any case. Fingers crossed that she can share the model tomorrow.

The MBJ reports that over the next 6-8 weeks, the project's underground work will be done. In 2023, the construction of 15 story parking garage commences with the tower portion starting mid 2024.

I can’t help but feel that the new MoO Tower will be the deciding catalyst that finally drives home a new residential tower here in downtown Omaha.
I believe one (among several) reasons we have not seen a residential high rise property actually get off the ground over the years is the lack of a monumental shift/influx of thousands of new workers in to the core.
That impediment has now been resolved.
The MoO Tower is changing everything….just wait and see.

A residential tower likely requires a downtown grocer first. And a downtown grocer likely requires more density first. I absolutely think the streetcar makes it possible to build one right now, and have it work. Street car to Wohlner's? No problem.
But I imagine many would rather a HyVee express or something right in the core before risking that much capital.

A full service grocery is definitely in the mix. I don’t know that constructing a residential tower requires it. But it’s definitely a needed additional amenity. Just thinking out loud, but if you are trying to sell 100+ "luxury" condos in a vibrant city, a grocery store within 15 minutes by foot is a huge selling point.
That said, a Noddle or Lanoha would be smart to just put it in the ground floor, with 10+ stories on top.

I’m visiting the Denver/Colorado Springs area right now and cannot believe how much residential has been built or is currently being built around downtown Denver, including high-rises. Denver is a different animal metro-wise with the mountains nearby attracting a lot more people than will want to settle in Omaha. The city of Omaha really needs to adopt the 2021 IBC (International Building Code) which allows 22-story Mass Timber high-rises. That would help get more density in DTO. Right now, the City of Omaha’s permitting department is a huge bottleneck to getting anything built in a timely manner, except for huge major projects. Even getting 5/1’s built in Omaha is. I have a hard time imagining a serious developer sitting around saying, "the market is ripe for my $200M condo tower, I've got all this cash ready to go, but darn it all will someone build a grocery store first??"

I thought that the board room was on the 14th floor, in the Tower part of the building. IIRC, only the farthest NW elevator in Building 3 went above the 12th floor. 2018 has mass timber buildings but they’re not as tall as 2021. I have been clamoring about IBC updates to mass timber this on the forum and I am glad others are interested in the subject. I contacted one of the council members about this last year, but I have followed up. I keep checking to see if the (maybe) broken-down excavator will ever move. I don't think it has moved since December. Last week it looked like they were working on it.
It looks like it is taking up some valuable space in the staging area.
