To be fair to Crossroads and Heartwood, L Street lacks any residential component, which both of those have significant plans for. If anything, Heartwood is currently more like Village Pointe Jr., with less retail, so far. It remains to be seen what Crossroads will resemble.

I don't think anyone knows what the residential plans are. Multiple posters in this thread have mentioned contacting the developers only to be ignored. I don't count the giant houses by the church as part of the walkable residential.

Currently, the broadmoor apartment complex north of the high school is going vertical and streets look done and leveling is still going on for the the residential subdivision that supposedly will have a combination of SFH and townhouse style homes west of the high school. There have been replats of the residential district in Heartwood South, just east of the Applied Underwriters HQ. But yeah, beyond that, we don't know for sure what else will be at Heartwood on the residential side.

Somewhat related, the reconstruction of the final retirement home building that burned down has topped out and is clad in the familiar green.

Mahogany Prime Steakhouse opens new restaurant at Heartwood Preserve



OMAHA, Neb. (KMTV) — A new restaurant is opening up at one of West Omaha's growing developments. Mahogany Prime Steakhouse is now officially open at Heartwood Preserve. Heartwood Preserve is a West Omaha mixed-use development that is still under construction and will feature retail, commercial, and residential space. Mahogany is one of the latest restaurants to open at the Preserve. Right next door, Charleston's, opened their doors in late January. Mahogany officials told KMTV that it was time for a new facility and that West Omaha allows for future growth possibilities.

Construction on the new facility started last summer.

I went through the master plan on the first page and it doesn't really look like this portion has been downsized at all yet. It might be ultimately since they have struggled to get Heartwood Row to take off, but nothing so far.

Also, the buildings along Dodge were supposed to be big box stores. What we got there other than the Onyx has been an upgrade from the original plans. Even the south side of branch street was shown to be big boxes too.

The portion north of Canopy, east of 145th has certainly been meh, but the portion west of 145th could be better than the original plan too. Looking on Google Earth, the buildings are more front and center, similar to the original plans, with parking in the back. Looks like NE of 147th & Canopy is an open spot for another building. It's too bad the center of the block between 145th and 147th won't have a building though.

Charlie is no longer affiliated with the Hiro restaurants. They are now solely owned/managed by his aunt/uncle. Charlie is still owner of the Local brewpubs though

Hopefully someone fills their void in Aksarben Village. They have close to 300 employees there. That is probably the biggest thing I don’t like is another company moving out west.

They actually have a tenant lined up to backfill the current Olsson space but they have not announced/revealed the company.
