I always wondered why they kept that little piece of the mall. I'm assuming some physical systems that supply power to either Target or the garage are there? Just seemed odd that little slice of the mall was left.

Now, certainly, this will set the Crossroads project behind. It was so close to getting going. The developer, in light of this hardship, will now certainly need more TIF money and probably some additional commitment from the city if this is ever going to get off the ground. We should all be sensitive in this time as the developer took a big hit today.

Is there some insurance claim to be filed with this fire? seems suspicious.

This would also be an appropriate time to apply for Federal grants to assist the project.

There’s a press conference tomorrow morning at 11 AM in the mayors office with the vice president of the Woodbury corporation to give an update on the crossroads project.

60-90 days for work to start? Or, 60-90 days for the next update?

This thing is a dud. I hope one day in the next decade (might take longer than that), we can all look at it and say "wow, Crossroads turned out great". I'm guessing at least two Mega Savers on the property... one in each corner.

Jeff Beals from Grow Omaha is at the press conference. All I have heard so far is that Woodbury takes ownership tomorrow (12/18/2024). Construction still planning to start in April.

Is the fire pit included in the transfer of ownership?

Construction will begin on Crossroads property in a few months, Omaha Mayor Jean Stothert says

Will be nice to see accountability here - I'm sure many would agree that should have been a part of the plan years ago.

Wonder what Mike McDonnell's magic solution is as I'm guessing he doesn't agree with anything that's developing on that property.

During the press conference they mentioned Target is going to redo their parking lot and add an Ulta Store starting in January. Interesting to note this was brought up after questions about downtown grocery. Perhaps a full blown Super Target with expanded grocery is on the horizon?

I didn't realize but that's correct. Apparently they've stopped using the term but still have larger stores with more offerings which would I imagine would be the idea here.

edit: This particular store desperately needs more checkout lanes.

It sounds like right now Target is increasing their remodels by about 20,000 feet, and adding some features.

I don't know who the possible tenants are, but for the entertainment center, I am guessing a K1 indoor go-kart facility.

Be glad to see some movement here, but still doesn't appear to be too much height. Doesn't have to be anything super tall, but it would be nice to see some 7-10 story buildings. The article mentions that when demolition of the mall occurred, the est total of re-development was only $200 Million, which is nowhere near correct. Even all the way back in 2014, the development had a nearly $400 Million price tag. Maybe they were only referring to the first phase, which was still est to be around $233-275 Million. And then, back in March this year the total cost was bumped up to $861 Million.

I was thinking a mixed entertainment center, but when I looked at square footage of something like Round One in Lincoln, it was only 50k square feet. Main Event in KC is about the same. They said the Crossroads site is 90k. While it would be a bigger one, K1 could fill that space. I didn't think a something with bowling would go there with West Lanes just down the street.

If you look at the renderings, it shows a sign for cinema. We don't need another movie theater since Aksarben has one down the road. We don't really need bowling since West Lanes is across the street. Hopefully, they do their research and bring in different concepts.

I hope they take an action/adventure park direction. That could be: indoor karting; indoor high ropes/rock climbing, slide park, skating, trampoline, etc.

I would LOVE to see them bring in Slick City

The entertainment building shows a flat roof from the renderings. Hopefully, they build it structurally strong enough to add 4-5 stories above it for apartments in the future.

Yes! These look like a great concept! Their website shows cities that have a franchisee set up and I think Omaha has one lined up already.

Edit: yes their website does say Omaha has a franchise that’s been awarded.

Main Events can be up to 75k sq feet. They are a lot more than just bowling alleys. I don't think West Lanes (which is just a traditional bowling alley) would be a deterrent. Main Event has arcades, laser tag, billards room, restaurant, party rooms, escape rooms, etc.

I also could see something like Smash Park or Chicken and Pickle.

I would be curious to know what percentage of the 900M build is parking garages. 30%? 40%? Does the city plan on charging to park in the garages? In the long run, once the garages are paid off they become revenue generators. Meaning the money it brings in can help pay for city services and transit costs. The drawback is making people pay for parking on a new development like Crossroads. People are spoiled with their FREE parking mindset.

Yes, they will be revenue generators for the city, but the first two hours are free.

I would think most people would do their errands in less than 2 hours. This means most people are not paying. Did they announce this was the plan?

I noticed all the on-street parking. It's very excessive considering all the garage stalls they will have. I'm guessing they are doing parking meters as convenience parking and to persuade people to park in the garages. This is very much a car-centric mindset to parking. If you want people to park in the garages, then don't give them the option of on-street parking.

If you listen to the press conference Jeff Woodbury talked about the parking and having two hours free. I'd suspect you're probably right about the meters vs garage rates. I'd bet the are some numbers out there that support this model from a business /revenue standpoint. I'd trust Woodbury and the city knows what they're doing here. IIRC, years ago Denver's Cherry Creek Mall used to not charge the first two hours. I'd generally consider myself an in and out under two hours person but recall a number of times where I ended up being there past two.

As for as being a car-centric development, I don't care to beat a dead horse over what's previously been discussed in this thread. Suffice to say taking away street parking isn't going to suddenly make this a less car-centric city. You also need significant mass transit options to make that a realistic consideration. Take the incremental win of underground parking and the huge reduction of surface lots from previous proposals. And people are already going to throw a shatfit over having to pay for parking in a suburban setting.

Also consider the amount of people biatching about a lack of parking downtown. Meanwhile, on a typical Friday/Saturday night downtown there are several garages adjacent to the O.M. that rarely approach being even close to half full.
