I don't know if this was discussed earlier, but watching the news and seeing the library already getting demolished is disgusting. I understand money talks and Mutual probably told the mayor you need to push this along, but it is frustrating how fast this moved.
Library closing and then in the next breath, Mutual will be moving in and after a couple of naps, bid accepted, now we under-bid so fork over more money and here we are at demo.
No hopes or wishes to preserve, just knock it down and say goodbye to history (from my perspective).

Also Tulsa should be listed, they have a lot more tall buildings than Omaha and we are both roughly the same size. Albeit Tulsa's skyline has become somewhat dated. Kansas City is really due for a new skyscraper it has been since the 90's that a building of at least 400 ft was built. I wonder if the new Mutual of O building will spur them to get another skyscraper built, possibly taller than Omaha's.MadJack wrote: Thu Oct 13, 2022 4:17 pm Grow Omaha's Weekly Market Report just came out and has an article about how the height of the new Mutual skyscraper compares to other tall buildings in other cities:

Once the Mutual Skyscraper is built, Omaha’s 3 tallest and Tulsa’s 3 tallest will almost mirror one another. Both metro’s are pretty much identical in population as well..Cermak wrote: Fri Oct 14, 2022 6:42 pmAlso Tulsa should be listed, they have a lot more tall buildings than Omaha and we are both roughly the same size. KC is due. But like anything else, it will likely take a corporate commitment, like we had here in Omaha, for another significant skyscraper to be built in Kansas City during this post pandemic, recession time..
That Mutual is building this skyscraper tower right now, is just a double down commitment to our city core..and Omaha is very fortunate and will benefit from it…

I've been through Tulsa a few times. And even though they have some nice buildings I always forget they were bigger than Omaha, and are currently about the same size. Tulsa has always somehow felt more like Wichita, than Omaha to me.Cermak wrote: Fri Oct 14, 2022 6:42 pm

But I've also found it nearly impossible to find a city Omaha really feels like a peer to. We have more density than a lot of our peer cities, and even punching up to KC, OKC (Who I consider our closest peer), or Houston we have their density on average, but no where near what makes those cities so terrible: A bajillion miles of sprawl.

I don’t find it impossible. As it relates to a city that “feels” like Omaha, there is no question to me it’s Kansas City MO. They’re our bigger brother and really has the same “feel” as Omaha. Oklahoma City? Maybe. I can draw that conclusion as well. Even from a much larger size and scope, Omaha feels like Dallas in many ways to me..minus the mega metro traffic and other trappings which come with it. I have a TON of family in Dallas and typically am there at least 3 times a year. If I didn’t live in Omaha, I’d likely be living in the DFW metroplex..Athomsfere wrote: Fri Oct 14, 2022 8:21 pm

From a skyline perspective, as I intimated in an earlier post, in Omaha’s 1 to 1.5 million metropolitan population class, once the Mutual skyscraper is completed, Omaha’s skyline will be right near or at the head of its class..along with Tulsa and Oklahoma City for most impressive skyline…

Comparing skylines for 1-1.5M cities, New Orleans is at or near the top. Our tallest two will be just a bit shorter than NO's but they have a few 500+ and several 400+ footers, in addition to a couple dozen 200+ buildings.Omaha Cowboy wrote: Sat Oct 15, 2022 11:44 amI don’t find it impossible. The crown and stairwell that run down the center of the building will have LED lights that can be programed so they will join Woodmen making the skyline more colorful at night from time to time.

Per wikipedia, they were sub-1.5 million prior to Katrina by almost 200k. Maybe they would be plus 1.5 million today if Katrina didn't happen. Notwithstanding, the history as a port city, connections to oil and one of the best tourist destinations in the country certainly help. They have their fair share of tall hotels prominent in their skyline.CBJason wrote: Sat Oct 15, 2022 5:16 pmTo be fair, New Orleans was a completely different city/metro prior to hurricane Katrina which is why they have all those buildingsita wrote: Sat Oct 15, 2022 1:19 pm

KC, Dallas, OKC are certainly cities we share a lot with culturally. But they are also the definition of worst case for what Omaha would be if we were there size.
I always felt like Minneapolis was maybe closer to what Omaha would be if we were on the same scale. And it's a much better aspirational city than some of our other neighbors.
We also remind me a lot of Austin in the 90's. If only we had the nature attractions of central Texas.
And even looking at the Metros closest to us in size (Plus and minus 10)

I am not super familiar with a lot of them, but the ones I know mostly feel smaller, and are much less dense.
Honolulu maybe being the biggest exception. That city is just amazing. But it has the benefit of being on an island and getting a ton of international tourism.

58 Omaha-Council Bluffs, NE-IA MSA 971,637

From a population standpoint, I’ve narrowed down your list to the cities I would consider Omaha a peer to. A couple of these (Tulsa, Grand Rapids) are closer to the “feel” of Omaha. Maybe Buffalo/Rochester too..Albuquerque? I really like that city/metro. While it’s population mirrors Omaha, it has a completely different “feel” imo..
I do agree with your Austin TX comment. Omaha today does remind me of 1999-2000 Austin- right when their boom really started. Omaha is on a somewhat similar doorstep/path..not a replication however, lol..
Minneapolis from an “aspirational” standpoint? Sure. I’d add Austin and probably Nashville too..
From a pure “feel” standpoint, there’s no question to me Omaha and Kansas City are peers in this regard. They just feel the same. Big brother/Younger Brother relationship..
Since this is a skyline thread, specific to the Mutual of Omaha tower, I’ll bring the discussion back- From these cities listed in my post, I give Omaha AND Tulsa the nod for most impressive skyline (even after the Mutual is built)- Then Buffalo/Grand Rapids/Rochester/Albuquerque in that order…

Why are they just doing 677 feet and not making it even at 700 feet? Just seems really lame that it will be the same visual height as the First National tower just slightly taller which no one will notice.

That might be on purpose, in deference to not knocking FNB Tower off that visual “throne”.
I’m pretty ok with that though - increases the likelihood we get a second tower on the block east.

Other than "because vanity" why would they add any height? If this is all they need, then another 2-4 stories doesn't exactly make sense.OmahaFan wrote: Sun Oct 16, 2022 5:14 pm Why are they just doing 677 feet and not making it even at 700 feet? Although, we'd all love the extra 23 feet of height too.

That's the height it turned out to be. Believe me even at 677 ft it's going to have a huge effect on Omaha's skyline. Even a 500 footer would have a huge impact on Omaha's skyline.

There are metropolitan areas twice the size of Omaha that have 1 or Zero 600+ foot skyscrapers..Once Mutual is built, Omaha will have 2..which is pretty amazing for a 1 million population metro..
*Only* 677 feet? I’ll gladly take and embrace it with open arms. Omaha is fortunate to have a F500 company like Mutual double down and commit to such a significant HQ’s office tower right in the heart of our downtown core…

Agreed! Omaha has some very great companies helping keep downtown vibrant. I wouldn't even be too surprised if Omaha has the better skyline before I die... In 200 years or so optimistically.Omaha Cowboy wrote: Mon Oct 17, 2022 8:35 am There are metropolitan areas twice the size of Omaha that have 1 or Zero 600+ foot skyscrapers..Once Mutual is built, Omaha will have 2..which is pretty amazing for a 1 million population metro..

Has the construction been awarded to a primary contractor yet?

Yes. From the W-H story last week:
“JE Dunn Construction Group, a major construction company whose primary office is in Kansas City, is the general contractor.”..

Hopefully the city can get a similar tall enhancing building- in that 350-400 FT range at 1416 Dodge, to compliment our 3 tallest and round out the skyline even more…

I really believe it's a when, not an if for a residential tower in that 350 range to be built in Omaha. Des Moines has revived talks for their 33 story tower to be built, and in my competitive mind the race is on between the cities for the next sizable residential tower.

Yeah, we really have to beat DSM. Lincoln has slightly more density than us, so I am willing to let them get a tower before us... But not DSM!Flyer14 wrote: Mon Oct 17, 2022 12:53 pm I really believe it's a when, not an if for a residential tower in that 350 range to be built in Omaha. Come on Omaha developers, don't make us crowd source this!

Coming from the guy who thought the skate ribbon was on an incline I'm still not so sure the difference in height won't be noticeable. Linkin5 did provide the elevation differences and while this building may not tower over FNBO, a 17 foot difference (in appearance) might still be readily apparent from many views. It's very much a welcome addition.

In the end, as one of the charter members of the “height obsessed club”, we should all be grateful our skyline is getting yet another skyline defining skyscraper..and 677 feet to boot..
I don’t think some really understand or appreciate how truly rare it is for metropolitan areas in the 1 to 1.5 million population range (like Omaha) to have such a significant skyscraper about to break ground in its downtown core..
Places like Austin (albeit a 2 million plus population metro) are a rare anomaly..Ask similar sized Kansas City or San Antonio if they would like to see Austin share in the bounty of its highrise construction boom with them..
From an Omaha peer city standpoint..Ask Louisville, Tulsa, Albuquerque, Grand Rapids, Buffalo or Tucson if they'd take the Mutual Skyscraper built within their downtown cores…

From the GLM the new tower will look like it's more than 700' tall. The perspective from the new mall will be awesome, especially now that it is not a sunken moat. Hoping Mutual announces something good for the block in front of the new tower before they have finished construction. Despite the obvious advantage of having this block for construction for staging I'd hate to see it be a gravel lot for a nearly a decade.

They said they would use it as an extension to the GLM until they decide to build or sell the lot.ItsAllAboutMe wrote: Tue Oct 18, 2022 9:18 am From the GLM the new tower will look like it's more than 700' tall. Indeed. Helps that they have about 10 buildings in size between the Woodmen and the UP building in height.Cermak wrote: Tue Oct 18, 2022 9:56 am
Kansas City Skyline still looks good. Even with no major skyscrapers built in last 30 years. The views of KC from the northside are my favorite.
